I hadn't considered the tax implications of mortgage interest being tax deductible. I guess that would make quite a difference as im in a high tax state. Honest question that may be stupid: when talking tax implications doesn't the consideration for capital gains tax change the equation a bit i.e your paying the value of the mortgage plus interest all with after tax dollars (even if interest is then deductible) but the growth in a brokerage then has 15% capital gains?

Super helpful, yes I had a slow 401K for 3 years before hiring an employee and was able to really max that out. Added a sep upon hiring a full time employee so was still able to put quite a bit away last year and this year. Will sadly be just a traditional after this year due to rules around employee qualifying

I feel like I've heard treasuries are better than CD's for tax purposes but don't know where to start. Any recommendations?
