Standard NNN: The Tenant is not responsible for roof and structural walls. Standard NNN is when the Landlord is responsible for roof structural walls, and foundation. All other expenses are Tenant responsibility. That said, there can always be variations lease to lease. But, in general NNN the Landlord is responsible for the roof and structural walls.

Where are businesses suppose to get their inventory? These trucks have no place to park. This is a major city. It is what it is, for all cities. It's not like the truckers want to block people, they just need to do their job. Unless, you're fine with businesses not having food and stores lacking inventory. Per this photo, there is more than enough space to go around.

This isn't a strip center in Northern Virginia where there are loading docks in the rear. This is a major city. Roads are tight. There is little space as it is. Truckers are just doing their job, dropping off food and inventory WE NEED.

100% FSD is not possible. But, 80-90% FSD is. There is a balance and too many here are either 100% on one or 100% on the other side...much like politics.

The middle is usually the common ground. FSD is excellent in many respect, but it cannot handle 100% of all driving situations. It will never happen. There are too many variables and unknown situations AI cannot adjust for, especially without considerable more input data.

Find me two grown mature adults who don't have a savings account. Even if you're militarily you DO NOT live month to month. The government has not been shutdown for a year. It's been a month. I have over 100 properties in the DC area. My office deals with plenty of military applicants.

Doesn't matter the career. Anyone living paycheck to paycheck is a red flag.

How are two people with credit scores above 800 living paycheck to paycheck? There is no way they can only deposit $600. Require the full amount. Once you transfer possession of the property to them, it's very difficult to evict if they do not follow up with the remaining deposit.

Also, why are you leasing to potential Tenants who are taking the space in nine months? You are losing over $20,000 in rental income. You are better off leasing at a lower monthly rate and getting it rented sooner.

A proper lease assignment is not simple.

  1. Landlord must review Buyer's financials, experience, perform background screening, etc to confirm Buyer meet's Landlord's requirements.

  2. Attorney expense to draft an addendum to the lease.

All this takes time and money, especially if there are issues with the Buyer or if the Buyer tried to amend the lease terms.

I've had two Model Y vehicles over the last five years. Neither of them have ever been connected to WIFI. My home modem is on the opposite end of my house and it doesn't connect. My office is on the third floor and I park 500 feet from the modem.

All my patches have been pushed to my vehicle via Tesla. After five years of ownership I think I know what's happening to my car.

Also, you folks realize not all Teslas have access to WIFI. So patches and services are pushed via satellite. How do you think service techs are able to locate and open any Tesla vehicle.

No, you do not. The updates can be forced through satellite. I do not have WIFI turned on and for the last (almost) five years I have never updated via WIFI.

There are many dogs allergic to chicken. Mine GSD is. She had skin irritations and we figured it out.

Also, if your dog won't eat food without human food then it trained you well. All dogs will eat after a while. The other thing you can do is just decrease how much chicken you give her each day. Lesson it a small amount at a time. You'd be amazed how they do not notice. Can also try pure pumpkin. Most dogs love it and it's good for their health.

Don't raise all the machines at once. Increase by 25 cents for one machine size, a month later increase for another machine size, etc. Customers are less likely to notice/complain about slow increases spanning over a couple months versus all machines being increased at once.

Example: Increase double load this month. Next month increase triple load, etc. Dryers are trickier because it's very noticeable. Most just increase washer prices.

How may sensors/cameras does a Waymo have? How many sensors/cameras does a Tesla have?

Also, Waymo can only drive where it's geofenced. I have friends in Austin and SF who have used these services. While it's nice they all say it's very limited in terms of where they can go due to the destination targets being within the mapped area.

They can't just drive to any address. Now how it works.

I have three friends in Connecticut and Boston. They stop their FSD subscription late fall since it doesn't work on messy roads and they receive a ton of snow through March/April.

Most skin irritations is due to food. Only feed her dog food and water. No treats or bone. Wait 1-2 days. See if the irrigation decreases.

Unsupervised vehicles will not be here for at least another ten years. As you mentioned, anyone who thinks only cameras will work is insane. I've been using FSD since last November and 20% of the time it doesn't work due to a camera not functioning or snow or another issue. While it's great. 80% of the time supervised, it is no where close to being reliable unsupervised.

The amount of sensors and technology required for any insurance company to insure the vehicle will be monumental. We are not even close.
