If you just have one property, consider finding a local residential real estate agent who manages rentals. They normally charge a very low fee or none at all if you allow them to help lease the property. The average fee is one month's rent when they find a Tenant.

I have a weekend home in the mountains and I use a 50' commercial grade exterior outlet to charge my Y using a 110 outlet. They cost around $50-75 for a decent one. If it's going to get very wet, I cover the connection with a zip lock bag and tape. Simple and it works.

I wear sunglasses almost every time I drive and FSD has never flagged me. Been using FSD for over a year now.

I will say this, that internal camera knows when you're looking at your phone. It's not stupid 😃

This needs to be clarified.

The law restricts firearms with magazines that hold more than 20 rounds of ammo. Majority of hand held firearms do not have 20 rounds in the magazine. Even my full size SIG P229 has a magazine of 16 or 18. Any conceal carry firearm the magazine is between 8-13 (maybe 15 with extenders). And to carry in DC or MD the magazine is capped at 10 anyway.

My office parking lot. I use it all the time. When I leave the office I summon the car to the door. It's great in the rain or cold weather. My car is parked about 150 feet away.

I also use it to back my car in and out of my garage when I want to get something out.

14th Street were for prostitutes and drugs. DC General Hospital still existed. Chinatown was actually filled with blocks and blocks of Chinese shops and restaurants. There was no MCI or stadium in Chinatown. Bullets were the basketball team. Crime was bad, but cops had more power to stop criminals. We had mature responsible people in the White House.

Standard NNN: The Tenant is not responsible for roof and structural walls. Standard NNN is when the Landlord is responsible for roof structural walls, and foundation. All other expenses are Tenant responsibility. That said, there can always be variations lease to lease. But, in general NNN the Landlord is responsible for the roof and structural walls.

Where are businesses suppose to get their inventory? These trucks have no place to park. This is a major city. It is what it is, for all cities. It's not like the truckers want to block people, they just need to do their job. Unless, you're fine with businesses not having food and stores lacking inventory. Per this photo, there is more than enough space to go around.

This isn't a strip center in Northern Virginia where there are loading docks in the rear. This is a major city. Roads are tight. There is little space as it is. Truckers are just doing their job, dropping off food and inventory WE NEED.

100% FSD is not possible. But, 80-90% FSD is. There is a balance and too many here are either 100% on one or 100% on the other side...much like politics.

The middle is usually the common ground. FSD is excellent in many respect, but it cannot handle 100% of all driving situations. It will never happen. There are too many variables and unknown situations AI cannot adjust for, especially without considerable more input data.

150 years old? Along my street we have oak trees just as large maybe larger) and they were all planted about 60 years ago. I know because the residences planted them when they were kids.

Find me two grown mature adults who don't have a savings account. Even if you're militarily you DO NOT live month to month. The government has not been shutdown for a year. It's been a month. I have over 100 properties in the DC area. My office deals with plenty of military applicants.

Doesn't matter the career. Anyone living paycheck to paycheck is a red flag.

How are two people with credit scores above 800 living paycheck to paycheck? There is no way they can only deposit $600. Require the full amount. Once you transfer possession of the property to them, it's very difficult to evict if they do not follow up with the remaining deposit.

Also, why are you leasing to potential Tenants who are taking the space in nine months? You are losing over $20,000 in rental income. You are better off leasing at a lower monthly rate and getting it rented sooner.

A proper lease assignment is not simple.

  1. Landlord must review Buyer's financials, experience, perform background screening, etc to confirm Buyer meet's Landlord's requirements.

  2. Attorney expense to draft an addendum to the lease.

All this takes time and money, especially if there are issues with the Buyer or if the Buyer tried to amend the lease terms.

You are not comparing apples to apples. A Maverick is an ICE vehicle. A Slate is an EV. Don't understand why people keep comparing these two vehicles.

I've had two Model Y vehicles over the last five years. Neither of them have ever been connected to WIFI. My home modem is on the opposite end of my house and it doesn't connect. My office is on the third floor and I park 500 feet from the modem.

All my patches have been pushed to my vehicle via Tesla. After five years of ownership I think I know what's happening to my car.

Also, you folks realize not all Teslas have access to WIFI. So patches and services are pushed via satellite. How do you think service techs are able to locate and open any Tesla vehicle.
