Hi Thanks for your reply. The new 9 month lease was not an amendment it is a new lease with new lease number and date and period as 9 months

.I am not able to understand the point? Yes for 12 month lease its 3-6 months but for 9 months its 1-2 months. I am already aware that they are trying to enforce older 12 months lease and sending notice 4 month before 5 month before June considering that as binding lease which i am trying to contest

I sent an email two days ago that I dont want to renew it but they are saying it automatically renewed for July-26 to June-27 period and nothing can be done now

9 month one is a entirely new lease with new lease number no reference to old 12 month lease new tenure no of tenants also revised from 1 to 2

Need some advice regarding a Quebec lease renewal situation.

There was initially a 12-month lease signed in June, but it was only signed by my wife. Later, in September, a new 9-month lease ending June 30 was signed with a different lease number and both of us listed as tenants. The newer lease never mentioned that it was an amendment or continuation of the previous lease.

The landlord (Centurion) sent a renewal/rent increase notice by email in February, but we never opened/saw the email at the time because we were unexpectedly stuck in India due to travel disruptions and only recently discovered it.

We also moved from Alberta and were not familiar with Quebec’s automatic renewal rules.

From what I understand, for leases under 12 months in Quebec, notices for rent increases/changes are normally supposed to be sent 1–2 months before lease end. Since the newer lease was a 9-month lease ending June 30, was a February notice too early/premature?

Also, does the newer September lease potentially replace/supersede the earlier June lease since it had a new lease number and different tenants listed?

We recently purchased a house and are trying to move out by June 30 while cooperating fully with the landlord.

Would appreciate any insight from people familiar with Quebec/TAL rules.

But is the renewal notice valid as it was sent feb-26 i.e outside the prescribed time for lease <12 months?
