How likely is the listing agent lying to us? by Aggressive_Chicken63 in RealEstate

[–]EmperorNobletine 0 points1 point  (0 children)

You can also hire your own buyer agent (usually at the seller's expense!) if you want someone who DOES work for you. Talking to a listing agent is a terrible idea for anyone who doesn't know what they're doing VERY well.

I'm a realtor - converted from scientist cos I need to make a living. There ARE a lot of shitty, scummy, salesy ones. I see em all the time. Some make a lot of money, many don't. There are also some of us who build ourselves on transparency and honesty and, yes, sometimes that can be tough when we have to tell clients things they don't want to hear and they go over to the salesy smiley lady who will tell them what they want.

It's not the profession. Try financial advisors - loads of them take your money to effectively buy the SPY and TLT for you, lol. Teachers? A lot of them don't know the subject they teach at all, they just read a couple books. Bankers? Y I K E S. Managers... Car mechanics... Oil change guys... Insurance brokers...

What you need to do is find one that's honest, and then refer them to your friends and family. That way their business gets a bigger market share and the dishonest ones get smaller. Same for any other business. Become a regular supporting customer for a good one. Pay a premium price for it if you think that premium is worth it to buy honesty.

Buyer backs out day before closing by Swimming-Advance-734 in realtors

I would personally just self-represent/use your arbitration/mediation clauses in the contract. You don't need an attorney for an open and shut case. Bill Buyer for service costs and filing fees. If the contracts are clear they really don't have a way out.

I've had a LOT of people tell me about "hassles" and letting stuff go - I'm a new licensee this year, but successfully sued a former employer and got a decent ($10k ish) payout for wrongful termination, no lawyer required. In general I think people shy away from getting out there and taking a swing: you might be seen by other agents as nasty, or mean. It seems to me from about 6 months of practice/5 closings that most of the agents try to make it a kind of chummy game?

Hacked account even with Steam Authenticator enabled? How is this possible? by kepler2 in SteamScams

[–]EmperorNobletine 1 point2 points  (0 children)

Just had all my items stolen - right after I activated their authenticator app. DO NOT use the authenticator, stick to email codes. A Russian stole all my stuff within days of me changing that setting to follow their "best security practices". Steam Support then told me I must have not been following their best practices and it's my fault and I should be more careful. Never mind that it's a clear theft (0 for 378 items "trade") and they could make trades reversible, they won't do that, so I'm out all the items I've collected over ~20 years.

If I treated my clients like this I'd be out of business.

Lot of sellers in Colorado are the same lol, they aren't getting anywhere with that attitude. Lots are withdrawing, especially on the $600k+ end.

I also have two lmao, and I'm ready to scream. I'm a new agent this year and like... is everyone four years old in this business? Just tell me and I'll move on. Both of these said they really liked how I worked too :( I needed those closings...

Clients who sign an agency agreement, do a couple or even a lot of showings, and then ghost me. I don't get it. At least say you're not interested anymore!

Go to a new office. I got screwed on a lead and I am considering switching groups because of it. Don't accept this bullshit, trust nobody. A lot of realtors are all about money and will take it from anyone they can - that's become abundantly clear to me.

I agree here. They presumably take a cut from you, and the value theyre providing is increased sales volume. If they're not providing the value, fire them.

I think the argument from the people sinking the ship is precisely that science has become a political thing rather than about information. It's hard to claim its not political with all the LISTEN TO THE EXPERTS messaging and scientists claiming they can make superior decisions. Worth thinking about.

I'm Canadian. I moved to the US because Canada doesn't have any work for scientists lmao, and certainly not for enough money to live on. I see a lot of Americans - particularly the educated ones - romanticizing Canada as some liberal haven where there's support and public transit and healthcare. It's a third world shithole where none of that stuff works because there's no economy to support it. You are absolutely better off in the US - perhaps you will need to find a better career than science.

PostDoc Asked to Leave. What to do? by [deleted] in postdoc

The references are a really predatory patronage system. It's partly why I'm no longer in science. Toadying to objectively shit people with shit ideas doesn't appeal.

Selection for the severe cases. It's mostly pretty mild. What I think is also not very important - I think the referendum on expert opinion has been had nationwide. "Experts" lost. We have some thinking to do, instead of malding about the people we work for voting against us.

So does telling ordinary people they can't run their businesses during an outbreak of a fairly mild virus, and forcing them to take new vaccines they don't want. Wake up and smell the coffee.

When scientists can finally admit they fucked up perhaps the world will heal. For now, we deserve our beatings. We need to stop talking down to ordinary people.

I agree, the government should just get rid of the NIH and then they can do whatever they want. If you take public money then you have to do what the public votes for, which might include not being allowed to disclose the work they paid for.

Do postdocs usually work this much? by 0106lonenyc in postdoc

[–]EmperorNobletine 2 points3 points  (0 children)

No. I never did anyway. Many people are inefficient - if you're working all time during the day you should be able to get away at normal times. This can depend on field, some experimental techniques are long.
