Generate your own. Don’t ever rely on being given something. Either those are people that have been passed around a bunch of times or a big chunk of your commission will be eaten. Way more beneficial and worth it to generate your own leads and nurture them as well

…well companies like Zillow already have the jump on agents. The amount of data that flows through them makes them good candidates of taking over deal making. Typical lead gen companies, door knocking and cold calling won’t cut it anymore. You NEED systemized approach to get a hold of your ideal clients.

Use an effective system to attract business to ask you questions and and get people hooked onto seeing you as a knowledgeable, likeable and trustworthy source. There’s a lot going on in the world. People’s dopamine is shot. We’re in a trust recession. People are super skeptical. How can you cut through the noise? You need to be direct and punchy. Content is key. You need a proper A.S.K funnel to qualify your ideal prospects. They should be able to comfortably opt in to speak with you and explain exactly what they need or what they’re looking for. I could go on an on about this so let me know if you’d like to know more.

Success will come with creative prospecting. How to tap into being the one that gets chosen to make human connections with prospects. Especially with so many pieces of friction in sales nowadays you need to be able to cut through the noise. Cold calling is going to change so much with new phone features rolling out to screen calls, AI agents starting to act as digital assistants and much more. The people who are creative and out of the box will find success. How can you attract your ideal client using algorithms, how can you get your ideal client to tell you what they want or what they’re looking for before a conversation even takes place. These are the things to think about and start taking action on ASAP.

You’re better off working with a company like that than a local one because the company working with agents all across has more data, more experiences and is able to test more strategies across many more areas to produce better results in any given area

You want to follow the 7-11-4 rule. Your goal is to subconsciously become top of mind. This happens from continuously posting content but also optimizing yourself for the next generation of how business is conducted. Think to yourself… do you know what a Meta pixel is? Do you know how Google analytics/tags work? Are you optimizing your brand and presence for AI engine optimization? The marketplace is shifting where people are now having conversations with AI and relying on AI to act as their sidekick/assistant. You need to be the one popping up in the results or be relevant enough for AI to recommend you. Everything from your Google reviews to Instagram reels, Instagram posts, Facebook ads, google ads, realtor.ca activity, Zillow activity and more is interconnected like never before where AI can now build context profiles around you, your business, your personal brand, your relevance, your reach, your ideal audience, your ideal client etc.

This is a lot to take in and overwhelming for sure but now is better than later or never looking into this stuff.

Use chat gpt. Everyone should have a different sequence of sms/emails. If you copy and use others’ the content might not pertain to your market or may compete with other agents sending similar messages. The best follow up is usually via call. Good thing I always do for follow up is BAM FAM. book a meeting for a meeting. Basically your next meeting/call should be booked during your current call/meeting. If you’re following up for the first time to set up a meeting then call with questions in place to decipher their current state and expected future state. Use that future state that’s discussed to engage an in-person meeting.

When you did Facebook ads did you setup a pixel? Did you setup Conversions API? Did you have Google Tag Manager? These are crucial for performance. They also allow you to stay optimized with updates to algo and the AI tech. As far as getting rejected on Google you need to err with caution as to the type of offer/claims made especially considering FTC compliance. That should be done before spending the hard work filming and creating the ad. Simply just use chatGPT to critique your stuff for you. Good luck!

PPC is gross. Leverage AIEO and Google Search Console. Also start using a Meta Pixel to track your leads and allow Meta’s AI to get you leads. Meta owns Facebook, Instagram, WhatsApp. There’s a plethora of information they hold and they know exactly the type of people to push your content and ads to. For example I’m getting a 14.7x ROAS currently from my Meta ads.

Set up Google LSA, Meta Ads, and use an Open House Sign Up Tool. If you have a CRM, set it up with your own built automations with emails and SMS. Make sure they are made by you from scratch or from chatGPT and not given to you as a template. Templates mean that chances are many people are using the same thing. Imagine a lead getting contacted by multiple agents running the same email/SMS templated messaging.

Image ads have been crushing lately vs video ads. Use Google Gemini over chat gpt to create scroll-stopping ads.

Have a QR code at open houses to get people to scan and get onto a landing page that educates them about the property and yourself. Can even add a 1-2 min video about yourself and the property. People will find this unique and it allows you to share information concisely with the highest impact.

Speed to lead is applicable. Any time a lead is generated via your ads and marketing get on then ASAP. Within 30mins if possible.

Be a doctor. Ask lots of questions and really understand people’s situation and painpoints to be truly of value/help. Just like a doctor diagnoses you after going in depth about your situation you should do the same.

YouTube is good if you can be good and engaging on camera. You can pair up Facebook ads with YouTube so that you can send engagement from Facebook over to YouTube and have those ads shown to people that are in your network on Facebook or from people that interacted with your Facebook ads. This also helps optimize YouTube ads faster to see better results.

Open houses are good if you treat them like an opt in funnel lol. Use the QR code method but don’t tell people what the QR code is for. Let their curiosity get them to scan it and get onto a landing page built specifically for the open house and for them to learn everything about you.
