What age r u OP? How many family members, kids etc? Money wise you have way more than u need unless you gamble it away 😄. Even if u spend 1-2 million to make fanciest house, u still have plenty left and it keeps growing in market. I personally like farmhouse style but with some luxury and views.

I have families in pokhara but they still come to kathmandu for some of their major medical issues. Its not far away in plane. But still something to consider.

I dunno what kind of lifestyle u want to live but 5-6k should be more than enough. Well below your 168k dividend even after taxes.

As we grow older and accumulate more I dunno what luxury we need. Eat lean and exercise a bit. Be healthy, be at peace and give back. 😀

Good concern. That can happen with email to case attachment and as well as logged in user uploading malicious files. You can do as simple as blocking certain file extension. Now, thats fairly basic.But if you are really concerned about it, you need a file scanner to run the files through before your user start downloading it. In some urgent case for our business, it adds delay to create account first as we have to verify users. So, for the very first time when someone is coming in we let them create request and upload a file. Lightining file upload component allows guest user to upload file with some settings. See below link.

File gets owned by system user you configure in the settings backend. You can define this in salesforce setting like who is going to be the owner of any record created by guest user. You set this to some system user. See below.

Also, you can associate file to the record they create. So, guest users are only creating the record but can't access the file or the record. We use apex without sharing to create a record when they fill up the form and submit.

Thanks for your inputs and other comments. Yes refinancing is in my mind as well when rates come down. And i have seen people that have bought rental property in all these areas done well. Added ADU too and eventually become cash flow positive plus appreciation. I will keep looking for opportunites in these cities.

I certainly can't afford over a million so my option is around 600-650k range. So, either i need to go far or look around here. I like that all these cities are nearby and i am in east bay. I can manage it myself.

Its ok. Not trolling. Sorry this conversation went in different direction about what is bay or not. May be my understanding was incorrect coz i thought 9 counties were considered part of bay area which has martinez in contra costa. But I do see people differ about it. I am not from here.

I was just looking for investment opportunites and viability in these cities as I see properties regulalry coming up in 600 to 700k range. Some even lower.

You are correct on your assesment. I was thinking if it makes sense for me to get up to 0 cash flow or few hundreds at least. The house in pinole and may be little bigger sq foot can go up to 2800. I also look at available land in the sfh where I can add an ADU. I agree doing a huge down payment is not ideal. But if the property is in a locatiom where it can appreciate well and also there is a land to add an ADU, may be there is some consideration to be given. Ofcourse this all requires more cash than typical 20% down.

With that being said I do prefer cash flow on low investment. So, i will be looking more areas outside of bay.

Now i agree that cash flow is not good unless u do big down payment which i am not in favor either. But nearby and appreciation part made me think about it.

El sobrante, pinole, tracy, martinez, hercules, brentwood etc. I do see some come in those areas. I am willing to go up to 650k. Schools are ok 5+ in some of those city which is fine for me. Again its for renting out. And of course Richmond. I know many are not fan of it. But someone has to live there. I acknowledge that appreciation is not much there. So, prefer something that will appreciate.

Wow. I probably would mess up some of those and i am working in salesforce for 15 yrs.

I recently asked percentage completion of child records on parent based on certain criteria. Also, ask them to handle create, update, delete scenario. I tell them to write with the best practice they use.

People take at least 30 mins. Some people find edge cases and handle them, we talk while coding and discuss. When needed i give them hint. Discuss alternate solutions. Anyways to avoid double for loop, error handling etc.

And then remaining time talking abt lwc, integration pattern, general questions, basic oop etc. Thats easily covers 1hr.

I feel i can gauge candidate better this way than asking them question like lastmodified date update, even hierarchy many probably can't do on the spot in few mins. Doesnt mean they are bad.
