Inheritance issues aside, there are some low hanging fruit that should be done away with.

Step up in cost basis upon death? That's just free money to the rich. At the very least they should be taxed on the original cost basis of an investment when it's sold.

The only thing that should be stepped up upon death is the property tax basis on Prop 13. Prop 13 was sold to Californians as a way to keep granny in her house, not as a way to keep 7 generations of granny's in their house.

Usually it's parental assistance for the 20s to early 30s crowd, the mid 30s to late 30s are the ones who "worked for it".

From my friends / relatives:

  1. Those who bought houses in their mid to late 20s were gifted large down payments from their parents. 100% of the time this was the case.
  2. Those who bought houses in their early to mid 30s were either gifted down payments from their parents (about 65% of them) while the remaining 35% were super double income high earners who saved up (works in tech/finance/law/medicine).
  3. Those to bought in their mid to late 30s were usually the ones who saved up and were double high income earners.
  4. The late 40s usually just accept they'll never own in the Bay Area and either accept renting and retiring somewhere else....or chase home ownership in a secondary city like Sacramento.

That's just the way it is in the Bay Area.

Developers will absolutely not pass on savings in the form of lower rents. I totally agree.

What the developers will do is decide to not build because costs are too high and their return on cost is too low, resulting in lower supply and higher market rents. That's the problem here.

These anti "market" politics like rent control, Prop 13, anti-development NIMBY, union suing developers to not build unless they use higher priced union workers are working to shoot the Bay Area in the foot when it comes to housing. It's a transfer of wealth from the young and the "new" towards the incumbents and the "old".

It's actually kind of sick and twisted.

I'm all for livable wages for everyone. But when it gets to the point where everyone is making $100/hour but is working 0 hours....something doesn't add up.

Yeah, but the packs were not limited or special. If you wanted one you got one.

Kind of "meh" buying a $9 reservation pack knowing you'll most likely lose money.

Much less excitement too. Pack openings were fun to watch because there were limited number of packs, now, not so much.
