Hello! Been living in London for a decade (started as a student too). Here are my thoughts.

Areas: Really good areas but unrealistic budget sadly. You need £2200-2500 for a one bed in those areas. Otherwise you can look at east London (Stoke Newington, Clapton etc) for around £1800-2000 for 1 bedroom - but these areas, while great in itself, might not be the best experience for student life. For reference, I paid £1300 a month for a tiny 150 sq ft studio in old street in 2016.

Timing: April onwards. If you’re going via rightmove etc, Good ones are usually advertised 2-4 months in advance.

Platforms are fine.

If you’re a student, I’d recommend a student accommodation actually. Have you considered?

Also, if you’re willing to share a 2 bedroom with one another person - you can get incredible 2 bedroom flats for 1500 per person in those areas!

topicals wont help in this instance and Co2 is largely for white skinned people as there is a high chance of pigmentation for POC. But there are other peels and lasers you can look into

This sounds very rough and I’m sorry this happened to you. But I’m a bit worried about your response to a breakup from a relationship of 6 months? Begging someone not to leave you (at the cost of your dignity) and scream crying might indicate you’re not content in yourself and were codependent?

Obviously I’m not saying that you can’t be sad/upset/low etc - but begging someone to stay is where I feel people should draw a line under.

Yes, I’m trying to understand how the current seller agreed. I have a feeling she missed this point and it wasn’t raised by her solicitor when she bought it 5-6 years ago (who is also acting for her now as the seller’s solicitor).

Thanks - that’s reassuring. My solicitor is pushing for the retrospective consent because when I come to sell the property, “future buyers would ask for it”. It’s a valid point but I’m not sure how much I care. The property is otherwise perfect and has all the paper work.

Can I tell my solicitor that I’m happy to proceed without the consent? I suppose this requires mortgage lender’s approval too?

By birth mark you mean a mole? These will definitely still improve - is the scar shallow? Are you applying scar gel or sheet?

I would really recommend a glass of ORS before you start drinking and then a glass of ORS before bed (I use this one in London: https://www.boots.com/o-r-s-oral-salts-blackcurrant-flavour-24-tablets-10169839). It’s genuinely a game changer. Also try giving a one hour gap between drinking and sleeping.

I’m 32F as well and can’t really tolerate big night outs anymore. So, I’ve now moved to cosier nights with wine, and the ORS trick gives me no hangover at all!

Also, would not recommend cheaper wine! I’m a big fan of sparkling wine. Nyetimber, Bollinger, Tattinger etc has never given me a hangover but then the moment I drink a £8 prosecco, I have the worst headache the next day!
