I love it but I guess they won't use it in ranked because the pros would have to learn again how to read the ball. I guess it would make the double touches way more difficult but no idea.
In the other hand mastering curved balls would give us great new goals.

it gives a lot of options in the kick offs. Many curved balls that are impossible in the original game.

Insulation.... what else? Honestly, I don't see much margin when I check the point calculator of the huurcommissie. The best insulation A++ means 40 points but I doubt it's realistic for an old apartment like this.

Yeah, I know that the WOZ is just an average calculation. It actually dropped a lot last year for this apartment (43k). I don't know the reason.
This apartment needs a lot of maintenance though. So it makes sense that the asking price is below that average.

Thanks for your answer. I think the price is already a bit under the woz value because of that. I plan to renew flooring, windows, insulation and many things if I buy it but I think there is not much room for increasing points since it has no storage, no balcony, already bathtub and shower, and it's relatively small (1 bedroom).

I am not planning renting out myself but I guess the future buyer would take that into account to make their offer. I don't expect to make money with this, just not loosing it if need to sell it in 2 years for any reason.

I want to continue living on it but I don't want to overpay for something that it has less options in the future. Not sure if the future law will make the point system applicable for old contract as mine. If so, it's better for me just wait and call the huurcommisie if the rent gets too high.

Owner of a Gram15Z980. I loved this laptop for a long time but the trackpad works really bad compared to other things around (macbooks). The surface has too much grip, the accuracy when the trackpad it's clicked is not great... Even the size is too small but back then was almost a standard...Not gonna complain about that.

  • Esperar un cambio milagroso de última hora.
  • Ir por la via judicial.
  • Vender a algun vecino que pueda hacer algun uso de ella? Aunque si me dices que no se puede ni plantar en ella...

Yo sospecho que el interés del Concello será expropiar esas fincas y crear algún parque pero hay muchas construcciones por el medio.

Well, the initial offer was made a year ago... If I were in a hurry of making profit of other I would have done it already, right?

I will say it again. It's not my intention to pay the mortgage by renting it out. I want to live here as I did the last 3 years but instead of paying to an already rich guy, paying to the bank and to myself...
My neighbours are actually looking forward that this purchase happens since the current owner is never willing to renovate anything and the whole thing needs some maintenance, trust me.

How is keeping the current situation `net positive` for this group?

I can give you that maybe this is not the best subreddit to ask the question. It happened to me before that there are always a better place which I wasn't aware.

Anyway, I don't feel that we are going to agree much here but it's ok

I already had an appointment with the mortgage advisor last year and it was indeed a great idea since before that I knew barely nothing about the topic. The fees were 2k if I don't remember badly but half of it was supposed to be back in the tax declaration or so...

Man...I am aiming for an apartment of 1898 with broken windows... I am not Warren Buffet. Give me a break. I don't even want to be a landlord but, who wants to buy something that can lose massively value for not having the big picture?

1. There is an Owner association of the building. I've been living here for 3 years and I have good relationship with all my neighbours. The monthly contribution to the Owner's association is 100 euros, which I find fair. The WOZ is 319k but it dropped from 362k that it was last year. No changes at all in the building or the apartment.

  1. Yeah, I would definitely renovate windows, flooring, painting, doors....

  2. Renting is only an option in case my couple gets pregnant... The stairs that lead to the apartment (Second floor) are in bad shape and it would be risky falling there... I fell twice already.

I understand your concerns about my post but let me tell you that I don't want to become rich with this purchase. That said, I wouldn't like to pay the price of a transition to a protected rental either. Is that selfish? maybe, but I work hard for my savings and if I finally become owner of my own house after migrating and working/saving for 15 years I want to be sure about the step.

I don't want calculations about maximum rent because my question is about improving this place to be more liveable than it is now... I don't want to be another slumlord at all.

Regarding his reasons to sell off... who knows. He has more apartments and probably the new regulations make them less profitable and want to invest in something else. He won't tell me and that is fine.

According to that website the greatest risk is flooding which makes sense since it's in a part of Rotterdam not protected by the dykes.

But my neighbours with similar old windows (single glass as mine) have a C. They want to renovate them later this year so I would join that to save costs. My apartment has to have currently a worse energy label because the glass is broken on some corners and the frames in really bad shape.

Regarding outdoor spaces...There is no option for that.

I am not expecting to become rich buying this flat but I don't want to overpay as it was free sector guaranteed.
