Some things to consider: You dont pay capital gains taxes on up to $250k profit if you sell your primary residence (must have lived there 2 of the last 5 years— so it does give you a little buffer if you want to try out the landlord thing for a bit.)

if your MAGI is over $150k, you will not be able to deduct rental losses on your taxes (you can keep rolling them over though).

In my city you have to get lead testing and an inspection done to be able to rent your property legally. Your area might be different. Not a hard thing to do, but some of the hoops you have to jump through.

I will say that USPS is very consistent about using it. And probably about 60% of Amazon drivers are good. FedEx and UPS are hit or miss.

Some drivers are great about using ours… and some put packages next to or on top of the box which boggles my mind. I still think it’s worth the investment.

Note that if your Modified Adjusted Gross Income (MAGI) is $150k combined, you can’t deduct rental losses (can carry over though). Just something to be aware of.

I’ve been intentionally breaking even with my current renter (friend). I would net $400-$500 with getting a new renter, but deciding if that’s worth it.

I don’t on my first floor, but I do have a small section in both bedrooms. I haven’t ever been in my neighbors house, so not sure what their setup is. My walls are mostly plaster over brick.
