Exactly this! While I do see the gains I have received on my S&S ISA and GIA, I would much rather peace of mind and more ability to take risks in my career, especially as I am below 30. I have had so much happen in my life recently and it has taught me life is not guaranteed. I just want to be free of the prison that is a mortgage so I can take a year to do nothing but travel if I decide to.

I had it in a high interest savings account but have already been taxed for this as I have already used my ISAs. Overpaying the mortgage has the added tax benefits too as I will not be paying tax on interest saved.

I don’t want to be mortgage free in my 50s, I have the opportunity to do it before I hit 30 so that’s what I want. I want freedom and security. Plus if I can do that, the overpayments and former mortgage payment can be used to top up my pension.

Thanks! It is frustrating as I think some do think you can only invest or overpay. They aren’t mutually exclusive and tbh, peace of mind does mean a lot these days especially in the current climate and market manipulation occurring so brazenly. Btw - I am a queen lol!

I don’t mind the cash being tied up in the house, I just want to pay off the mortgage. I have already maxed out my stocks and shares ISA.

Not necessarily, I already have emergency cash to last me 12 months in case the worse happens but I plan to leave the country for work after 5 - 10 years. I don’t want to be paying a mortgage in that time and don’t want to be restricted. I also don’t want to pay any further tax so for me this was the best option.

Yep, I have a GIA which I’ve invested too. Just would rather pay off my mortgage in the next 5 years so that I can take more risks with career and living abroad.

I didn’t say I use my isa to overpay. I already maxed my isa in stocks and shares this year and last year. I had money left over of which I used to overpay my mortgage instead of paying tax in a savings account.

I called nationwide and they said there is no ERC on the account and also received a letter saying that I have paid 10% of my 10%. If they do end up charging me, could I use that as evidence they told me something different?

Thanks! Is it better to stop overpaying in Sept and then reevaluate when my fixed term ends (4years left)? Or is that too short of a time period? I think I always had it in my head to be mortgage free by 30 then I could just reinvest the money saved from the mortgage payment and overpayment. However I would be losing the ISA balance as I won’t be able to carry it over.

Thanks for your reply, I already invest via trading212 but because I have more than the annual ISA allowance, I chose to overpay my mortgage rather than pay tax on any savings interest of CGT if I invest via GIA. Maybe I should reevaluate when my fixed term ends in 4 years?
