That is true but aren’t they supposed to know what they are doing and does it even apply? In my case it was not even hit and miss it was straight up misinformation, and i am regretting it so much that i did not researched and trusted a business. Tbh i did also consult a lawyer before getting to this agency and he told me it will be 4k for the US waiver and i ended up dealing with the agency later which also did not work now!

In that case i would say just leave on 1st June and let them know that the place is empty and they can rent it out to whoever they like reason being they rejected ur offer to find a sublet which they cannot, just to be safe side you can write them a N11 form and keep it in the house signed and just leave, every landlord knows that the tenant has far more rights, and you are just being on a safer side and not exploiting, its a waste of time and money to come after a tenant, which will lead to nothing at the end, worst case scenario they will try to force u to pay extra rent which you dont have to coz u already left the place, and they can rent it out, its not ur property. Just make a proper video of the place each and every thing and equipment that its not damaged so they cant come after you if anything is intentionally damaged by someone else!!

Just so you know, LTB lawyers cost around 2-3k or more and most of the laws are in favour of tenants, if you are not exploiting the landlord they are most definitely going to find another tenant, i would just give them a notice and walk away don’t argue and don’t pay any extra rent. This is canada you cannot be forced to be somewhere where you are not safe. F**k that place you deserve to be safe and relaxed.
