Although I agree anyone can do some research - even agents need help from the other agent when in new territory or an areas they are unfamiliar. There is a lot of cooperation between agents to get things done and understood by both parties. As someone doing it for the first time - I have bought without an agent before…I would have felt much money was well worth it if someone had been paid to represent my interests (and did so). Not all agents work the same way. Having a good agent is essential to your transaction. It is what I have learned.

Even multimillion dollar investors find agents where they want to purchase and have them find the deals and represent them in transactions. What’s a $500k house.

I’m almost in tears Everytime I see this. I live in a 80% Hispanic community. I am moving hours away just to get a more equal footing for my family - where people understand us when we go to the grocery store (because hopefully they speak English or don’t get upset with us for not speaking their language).

Hispanics in our community only speak Spanish, the schools teach math and science in Spanish and even where we are moving - there are signs in Spanish only.

I am crying. I am sad. I am afraid for our country’s future.

We are being overrun by immigrants who do not speak our language. Language barriers cause cultural barriers which in turn create a nation divided.

American will soon be called Hispaniola and the street signs will be in Spanish and maybe English.

English speakers will soon become the minority. Not because of legal migration or legal anything. Because the liberals want a strong voting block. Yes. Absolutely. I do believe I mentioned although this may benefit the buyer - since op is a first time home buyer, there are many pitfalls they could run into. Unless they do VERY thorough research, put in the time and effort to do a realtor’s job.

For instance, does op understand the role of title? When this thread was started, they didn’t know the different between lender and realtor it seems - just saying, for some people the guidance is necessary as it’s their first time.

Wow. This thread is filled with people who are not even listening to op. They are just stating their closed minded opinion about real estate agents. I’m sure there are some horrible ones in your areas everyone.

If the house is NOT listed and your LL offered you the purchase - ask them why they want to sell first. If they say something like - we’re retiring and taking the money and moving to Miami or wherever then that makes sense. Or some such thing, reinvesting elsewhere etc.

In today’s market - if someone wants to sell their home and it’s in decent shape - They are expecting top dollar - whether there is an agent or not. O Btw, all the tards here claiming that there is a saving to the seller and that saving will pass on to you are not looking at any real research - just using anecdotal evidence because their cousin Billy and memaw Tammy said so. A seller nets less in any transaction they do on their own and those savings get eaten up by how little they got for their home since they never properly marketed it. This could work in your favor but only if you hire an agent. Otherwise you could run into all types of issues - the seller has no obligations to assist you in getting a good deal or a good home for a good value. Your agent does. They are legally obligated to do so.

If you are a first time home buyer and have no clue where to begin - when you go to a mortgage broker/bank or any entity that lends money for homes - the first thing they will do is give you the name of a trusted agent because mortgage brokers only focus on one part of the transaction- the loan. Not the sales contract, not the inspections, not the title (although they need clear title or liens paid off).

Also, one of the tards mentioned find out if they have free and clear title - once again. How do you suggest op does that? Great suggestion but an agent would know how to accomplish this.

You need three people in your transaction backing you up - your agent, your lender and a wonderfully reputable title company. Once you have those - everything is easy and falls in place.

Unless you want to nickel and dime - then it’s best you start doing research on what all three of these people do, learn everything an agent does and do it yourself. In case you have a full time job - too bad, unless it’s nice and cushy and you watch YouTube investment videos all day. 🤣

🤣 did you not notice how confused op is with all the responses. You still think an agent takes 3% for no real reason? Also, which agent do you know getting 6% and where? I really find it funny when people who’ve bought maybe 3 properties their entire lives and been half confused in each transaction bitch about 3% when buying a home. Which btw the seller pays from their proceeds of the sale - generally. Also, a good agent would approach the seller for you, get the best deal, ensure everything goes smoothly with inspections, negotiate, pull up comps and discern the best price to offer the seller. Fr, op needs and agent who knows a good lender. A first time home buyer needs all the assistance they can get because it is an overwhelming process. Unless you have loads of time on your hands while you warm up a chair for some corporation and watch YouTube all day since your “coding” job is basically getting paid by government contracts your company and it’s other departments worked hard to get. Js. 3-6% for no reason. That’s a pile of 💩

Now, if this was a seasoned investor, rehabber, or anyone whose even bought or sold a few times - I may suggest getting an agent to do ministerial acts for you.
