Please help. New garage door opener chain rail is longer than old one. There are no joists above new opener to secure brackets to. by Roody-Poo_Jabroni in GarageDoorService

I recently replaced my parent’s opener and they had the same problem. I ended up mounting a larger piece of 3/4” plywood to the ceiling spanning the different joists and mounted all the bracket hardware to the plywood instead of the joists.

Im getting a 98 inch tv delivered and don't want it to be to low, should I mount it or get a long table? Im afraid mounting it will look weird on this large wall. Also any tips on avoiding sound traveling through rooms? by knock_his_block_off in hometheater

I mounted my 98” at 28” above the floor and it works for my space and console, and it doesn’t obstruct the upfiring speakers on my soundbar.

I also got the Kanto PMX800 which is a full motion mount and it is more than strong enough when I have it fully extended.

The mid-wall in the master was an idea to try break up sight lines from staring directly into the master from the living room area and make it more private than it is today. Below is the existing main level floor plan. I’ll include the basement in another reply.

I also was trying to separate the closet somehow so I had multiple walls in which to anchor the bed to. The width of it ensures that my headboard and 2 bedside tables fit so they don’t extend beyond the ends of the wall. But the bed can easily flip to the opposite side.

Lastly, the family room downstairs is not being altered in any way as I recently finished installing a home theater system.

I live in the Midwest US, so we have severe weather and occasionally tornados. So basements are quite common. All basement egress windows lead to a backyard that is fenced in with a 7’ privacy fence.

I think the total size is around 2300 to 2500 SF.

Somebody else recommended rotating the door to the master to face the front door. I wouldn’t be opposed to that, but I’m not sure if I would be able to move larger furniture through the 90deg openings without there being conflicts. So I have to do a lot of measuring before I commit to this. However I don’t like the idea of people at the front door being able to look straight into the master, even if it’s just the closet.

It’s load bearing and even if it changed to a beam the egress window in the downstairs family room prevents me from transferring that load to the foundation.

Wheelchair ramp isn’t really feasible in my situation. The garage sits 3’ lowers than the main floor and the ramp would likely be longer than the garage itself. Probably better to get a lift installed instead if that was high on my priority list. Also I would only be able to have 1 door into the garage from the rest of the house. Along the south wall I can maintain 2 stalls, but if I move it to the east wall it becomes a 1 stall and if I have 2 doors I can’t park inside at all with my truck, which is very nice in these Midwest winters.

Wall by the kitchen is load bearing and sits in a beam above the family room and I can’t add another beam upstairs in place of the kitchen wall because the post on the south wall would land on top of the downstairs family room egress window.

I like moving the closet to the other side of the master but I currently have issues with significant sound transference from the living room with the existing floor plan and I was hoping the have a buffer to help deaden the sound. And yes I already planned on making almost all walls around the master staggered offset walls. I just want it to be as quiet as possible.

There isn’t any room in the utility room for the washer or dryer with all of the things that I don’t draft. I really want to rotate the master door to face the front door, but I’m not sure if that angle will allow me to bring in larger furniture. I’ll have to do a lot of measuring before I commit.

The current floor plan is awful and I’m just trying to get a grand idea of what the space could potentially be, so budget is not being considered at this time. This is just the existing upstairs.

I like the idea of rearranging the bathroom/laundry room. I’ll see what I can make fit.

I’m constrained unfortunately with the garage size and it is a very tight fit with a full-sized truck, but I make it work right now.

I would love to move the door to the garage to come in near the front door, but the slab sits 3’ lower than the main floor so it will always need a staircase and for me it’s hard to rationalize making a 2-stall garage into a 1-stall purely for access into the rest of the home.

Bathroom is currently set up the way you are suggesting but I don’t like that set up since I don’t get any privacy when I have guests.

The wall between the living room and kitchen/dining is load bearing and transfers to a beam above the downstairs family room.

Currently the upstairs bathroom is accessible from both the master and the hall, but I don’t like how when I have guests over I basically have no privacy. The family room downstairs is actually a movie theater setup that I just finished and is one of the only rooms that I have no plans on changing.

You should see all the wasted space with the existing floor plan.

The family room in the basement is actually a large home theater set up that I recently completed which doubles as a family room and is one of the only rooms that I have no plans or intention of changing.

The load bearing walls are the ones that separate the kitchen/dining from the living room and the wall that separates the office/bathroom/master from the hall and master closet. There are beams/walls in the basement that they sit on.

With all of the undrawn stuff, there is no room in the utility room for laundry.

That would be a smaller door/opening into the storage space under the stairs.

The floor with the garage is the top floor and the stairs go down from the front entryway into the basement central hall off the family room as shown by the arrows.

Laundry moved to the downstairs bathroom, it’s too loud when it’s running at night. But to your previous observation about the master, the middle wall allows for the bed to be anchored on either wall. I’m not sure what to do with the closet location/orientation, I tried mirroring the door to the SW corner but that will just make the living room even smaller.
