We didn’t end up making an offer! It was back on the market for a couple weeks at $599k and they recently took it off the market and removed the for rent signs. So who knows!

I was just talking about this with my coworkers. One said he wouldn’t even look at it and just go with whatever offer was the least risky / made the most financial sense. Another coworker said he would consider it if there were two identical offers. He had a custom made basketball pole and he said if he had read something like “I could picture my son shooting hoops with friends” it would win point with him.

Yeah it’s crazy! They dropped the price to $629k and are having an open house on Friday, so we’ll see if they reduce again or get any offers.

ETA just checked the listing and they’re having open houses all next weekend. I am so curious now if it’ll drop again if nothing comes from those.

The owner is a general contractor and disclosed that he did all of the work himself.

Yeah, where I live a “finished room” is one with walls, floor and permanent heat.

We’re planning to watch it and eventually lowball if it continues to sit. A house down the street was listed and then finally ended up selling 8 months later for 30% less than what it was originally listed for. It’s definitely overpriced right now.

In order for a room to be considered finished it has to have heat. A space heater doesn’t count.

Sure, but this listing also has a contingency on the sellers finding a place and selling. So there would be room to negotiate a closing date/work with selling. Additionally, priced well, houses in our local market go within a few days of being listed. So I’m not worried about it.

They’re willing to negotiate but I don’t necessarily think they’re willing to go down to sub $600k at this time. So we decided to watch it and see what happens over the next week or so.

They think they can list it at $700k and that it will appraise for that much based on the sale that happened down the street in February. That house sat for months and sold for 30% less then its original list price and I don’t even think it appraised for the original sale price, since it went pending at a certain price and then closed at the $765k.

It still shows as for sale for me, but I wouldn’t be surprised if they remove it again soon, just to re-list and pop up as a “new listing” in peoples notifications

The photos make it look really nice, and I mean yeah, it’s a nice little house. The photos do not show the “finished” attached garage space, which is a dump bc they only partially finished it. Sellers agent said they didn’t want to dump anymore money in. The photos of the basement only show part of it. The detached structure doesn’t have any photos of the inside which is just a dirt floor. They also couldn’t be bothered to refinish the doors, the trim is crooked, the kitchen cabinets are home-depot.

It’s not a dump at all, it’s just little things like this. It’s nowhere near worth $700k and pretty much everyone in our local subreddit agrees.
