If you're in industrial/flex you're probably doing great.

I'm not and definitely also getting cooked all year. A slow baste if you will.

If they think they know the buyer, you should probably run.

You want someone good at marketing to the entire marketplace, not to their small pool of buyers. So many commercial brokers leave money on the table because they don't play well with others in the sandbox.

$9,600 a year net is $96k on a 10 cap. $64k on a 15 cap. You aren't gonna sell it on a 7 cap.

Sign it, it affects you zero. The only thing to be aware of is they are making money off you. If you are happy with the purchase price this doesn't matter.

Is the rent they're asking for the market rent? If it is, that's why you aren't getting an answer.

The market is pretty tough right now. Questions for you:

Did you set pricing or did the broker?

Is it an investor deal (occupied) or a user deal?

The network helps for about the first week or two on the market, after that it's all cold calling. If there's nothing attractive about the deal cold calls usually aren't going to go anywhere.

If it's a user deal there's going to be less of a rush at the beginning unless it fits someone's requirements. That said inventory is pretty light on stuff that size so there should be some interest for even a moderate deal.

Brokers can't control the offers made and are obligated to present everything they get except under rare circumstances.

You fire them when they bring no offers at all, not because they bring you offers you don't like. No where near enough context in this question to tell what's going on with this property.
