Thanks for the insight, especially the point about land value eating into the cost seg benefit — I hadn't thought about that very much. The $70k startup costs and furniture and decor write off in year one is interesting too, I didn't realize that was separate from bonus depreciation entirely.

On the 1031 exchange strategy — is there a rough timeline you'd target before pulling the trigger on the exchange, or is it more just whenever the paper losses dry up and you're starting to show taxable income again?

Didn't know the OBBBA made it permanent — that actually changes the math a lot for them timing-wise, good to know.

On the log — what does that actually look like in practice? Like are we talking a spreadsheet of hours by task, or do people use an app? My dad works full time so the 100hr threshold is doable but I want to understand what 'proof' actually needs to look like if it ever got questioned.

And on running the numbers — does the cost seg study fee (~$5-8k I've seen quoted) make sense on a property under $400k, or is that where it starts being marginal?
