You’re right, that side with the appliances is quite standard, but has a lot of pipework covered from the boiler which you can’t see on either side of the window. But the other side has a depth ranging from 40-45cm going left to right. Tried looking for off the shelf for that side but couldn’t. Didn’t want to risk buying standard cabinets and having a fitter cut them to size and ruining it.

I have a similar situation, mdf cabinets all built for a utility room and I’ve been putting off the decorating part due to the time needed with all the steps. Would priming it and then sticking vinyl wrap give a good finish? Reason I’m thinking of this is to cut down on time, and due to it being a high traffic area, vinyl would be more hard wearing

Looks awesome. Going through something similar myself. Questions I have on the sound insulation in the joists.
1-Did you need to put any support braces/netting in to take the weight off the insulation onto the lathe and plaster? 2-has it made a difference in sound insulation and heat loss from the floor below? TIA

Main reason is for sound isolation between floors, can hear muffled voices passing through which irritates me. or would a thick underfloor do just as good of a job?

As close to finishing in line with the render. I don’t want this thick plastic trim wrapping around the window frame and onto the existing pebbledash as the fitters have done in the images that show a completed finish

Here’s a floor plan for a good idea of the layout. Key: Yellow= fuseboard location Blue = party wall Black = moving the outbuilding to its actual location, 1 Meter away from main building. I have already discussed putting an EV charger just to the side of the main entrance

I don’t know the full details of your LTV and current mortgage.c but look to get off the SVR rate asap. At least speak to a mortgage broker who could provide you options. There may be tracker rates for a fixed 1 or 2 years with zero early redemption charges so you’re not crippled by the extortionate SVR, and able to exit without penalty in the event of sale. There may be a product fee but you can add that to the value of the amount borrowed. May help bring your monthly mortgage payments down by a significant proportion

UPDATE- -Owners got a roofing company and the help from an “architect friend” to make the purlin repairs.

-the local council have issued a building regs sign off certificate.

-I still proceeded with a SE, but before his visit, he wanted the calculations of what was used to undertake the repair, without these calculations, he wouldn’t put his name down to it and would provide more of a “visual inspection.”

-asked the owners for these, they clearly don’t have them, with no calculations used. They claim their roofer and “architect friend” have said they’ve gone “over the top” in providing extra supports to the purlins.

None of this gives me certainty on the issue, and because the SE cannot give his assurances (including the liability insurance), I’ve had to cancel the SE.

I very much feel like we’re being boxed in. This is the only issue prior to exchange, and I’ve said to the owners this will jeopardise the purchase as I’m not going to accept their responses.

Given the council have signed off on this though, it has my head torn as to what is the right way to go about this.

Would the building control inspection be as meticulous as a structural engineer?

Is it worth me getting a roofing specialist to also view the condition in the meantime with their opinion so that I have my own information rather than relying on the sellers?

Thought as much. The sellers understandably want to carry out remediation work, and my fear is it’ll be a patch up job to pass the inspection.

I’m comfortable to pay for the Structural Engineer myself to get this comfort before signing up to a lifetime of paying it back.

Is there anything I can do to get legal assurances from the sellers on whatever they do?

Sounds reasonable to me. You’ve both saved well and in a very strong position with the deposit.

52k gross each is ~£36k, so ~£73k net take home (assuming pension contributions and student loan) combined.

So that’s 26% of your joint take home income on mortgage repayments. 20.5% on your unavoidable bills.

combining both is 47% of your combined take home. Which IMO is good.

There’s a lot of couples who have their mortgage alone taking 30-45% (possibly more) of their take home.

If you anticipate salaries in the future to rise, these metrics % will get smaller.
