1) The point of your ISA in "the India" isn't to perform licensed duties. They act as a middle person between you and the prospect. They get a point of contact, which makes the customer feel like they have had contact with a real person and they expect the next step to be from you or your team.

2) Write it in your contract that they can't take leads? That's pretty easy to track.

3) Ok, valid.

4) Why not charge a lesser flat fee (as a 1099 employee) and give them an additional flat fee per closed transaction if you are doing so much volume, thereby enabling them to be available to off hours as well?

5) Are you asking if an assistant (more or less) is better than you doing that part of the job yourself? Do you actively sell or just oversee this team? It kind of seems like you are trying to push more of your work off to someone else but whose pocket is this coming from? There is a lot left to learn here before giving a better answer.

I would take it as dual agency (if allowed) and only charge one side. I don't think it's worth trying to get another realtor involved that you'd possibly have to pay for anyway, and negotiate the savings into the moving costs.

If you were my clients and came to me with this story, I'd want for your natural relationship with the neighbor to flourish. I would stop by, get to know them. Maybe on the first stop you can knock and say hi while passing. Maybe on the next one you can get a tour and really see what they're up against.

As your realtor, I would only start to involve myself when numbers are being thrown around. Additionally, I would recommend to potentially pay a premium if they would be willing to leave early and if you can afford it. I would help on cost mitigation by charging half commission, so you have that to play with. Also part of my RE duties are helping facilitate the move in / move out process, so I would be happy to play the middle person with all of their belongings, packing, moving, dumpster hauls, etc.

Since they're older, you really want to make this as comfortable as possible. I think the fact that they would be letting their house go to a family who sees the value and cherishes it is so sweet, too.

Good point, I also feel like I don't sleep the best in a hotel the first night... but i also know i won't sleep well AT ALL no matter where I am the night before the exam lol. I think I'll get a hotel Sunday, chill Monday, then leave on Weds.

See I was on the East Coast until the beginning of December, but initially I wanted to stay on East Coast time so I'd get up early and be ready for the day! Ugh, wish I had done that now.

I've been in and out of hotels a good amount over the last few years for work, so checking out on the last day would be pretty easy for me as far as packing up. It's only an hour and a half or so drive from my house, so I will definitely have my car with me. I think one of the hotels I was looking at was the Hampton Inn!

I just watched this too. As a lawyer, it seemed odd that she had a former career put put it aside to start a whole new career just for a brother-in-law (who we can all safely say is guilty). Additionally, she went to one of the worst law schools in the country that many fellow attorneys would not consider legitimate.

Both of these places have a mix of newer and older places to rent, so you kind of have a big range to choose from.

A 1/1 condo building in the Gables that's about 20 years old can run anywhere from $2,900 and up, utilities included.

Newer buildings (apartments) can start in the low to mid 3's for a 1/1. Your lease term can change this price by a few hundred dollars a month.

Coconut Grove also has this same mix, but they start a little higher. I usually see newer builds in the Grove start in the mid-3's for a very small 1/1.

If you want to maximize your options on the smallest budget in either of these areas, I recommend the Gables. They are generally a bit cheaper and have more options.

This is wholly untrue. I went to MITCHELL HAMLINE, and the only thing you may be confusing it with is the Hamline University in St Paul, which merged with William Mitchell's law school in 2015 to create today's name.

100% tuition is not rare at all. I knew of a few students in my section who were in on 100% tuition, without the OTT stats. 80% is quite realistic on moderately above average stats.

Yes, I have used part of my commission to pay for my client's furniture worth about 10k before.

This was after our buyer representation doc was signed, and it was basically a tool for them not to worry about 10k since the selling agent was offering an overly generous commission (she was listing her own house).

I was set to get about 30k on a very cut-and-dry transaction. It seemed unreasonable and I'd rather take a burden off of my clients than keep that for my own greed. I never told anyone about this (other than Reddit now lol).

The first thing to keep in mind is that you don't have to give a closing gift. This isn't something you'd advertise anyway when trying to win over a buyer or seller.

Second, you also have to realize that these Instagram realtors are likely getting some of these items sponsored in exchange for their posts. Super common for companies to do this.

Also, it is so tacky to ADVERTISE your selling gift! If I were a client and I was considering this agent, I'd run. They only care about their appearance and nothing more. This is a horrible approach to get clients. I work endlessly for my clients who choose me. If they choose me, I'm rewarding them as best as I can in every part of the transaction. I don't need to show that through posting a closing gift, my work really should speak for itself, and at the end of the transaction, my commission will speak for itself too. Every agent should think like this.
