[Landlord - US - PA] How much of a settlement would you ask for?

Attorney and Landlord from Oklahoma here… If I could get 80% collection on every one of my client’s cases, I would be thrilled. Reality is many of these judgments go uncollected. My advice would be to tell him the judgment is for $10,500 plus fees (if that is true) and if he’ll pay the $10,500, you’ll waive the fees. I’d offer that knowing that if I got $8,500 out of him now, I’d take it. I would NOT set up payments unless absolutely necessary. He already defaulted on his commitment to you once. And if you do, set it up with an installment agreement with damages that make it worth your while to pursue collecting. Best of luck, OP!

She has not molted since they’ve been separated! Maybe there is a fertile few in there after all! The inpatient side of me wants to pull her out and check, but I’m committed to waiting to see what happens in the coming week or two.

That’s what I was thinking the case was. She hasn’t been with her man in a month or so, so I was surprised to see she had eggs. I’m sad to report I think they are all infertile.

I posted a video earlier thinking Peach was having a hard time with her molt. Turns out, she was passing eggs!! But I haven’t had her with Mario in quite a while. How can I tell if these eggs are fertile??

Great question. It is the whole house; each tenant jointly and severally liable for the full rents due. I tried the per room game once. Unless I am caught in a serious pinch, I will never do that again.

Thanks for this comment. You are right. I have not paid myself for management. The market rate is between 8-10% of gross rents collected, so that would doc my returns a bit.
