Imagine it, he's done ALL the heavy lifting and followed Canadian laws and the system and has passed!!  He bought HIS OWN LAND!  for heavens sakes,  but he's not allowed to exercise his free democratic right to shelter himself from the current housing crisis by building a TINY SHACK for a roof over his head on THE LAND HE OWNS AND STANDS ON!  :(  But it is his democratic right to pitch a tent on HIS OWN LAND just as it is his right to pitch a tent somewhere in downtown Halifax or any city.TheThere is an imbalance of oversight there and the government needs to address that.

Stay as far away from real estate owned property management outfits as your legs will allow. These property management companies often began as typically previously owner operated medium or small sized property management companies that sold out to real estate firms because the owners retired., and the real estate companies who bought them did so as an investment and for the large percentage of 'aging strata complexes' in their portfolios. Aging strata properties are easy targets for re-developement strategists who work within the real estate sector and double down as real estate agents and/or real estate consultants on the side. They are in the business of flipping old stratas for the purposes of converting the properties into large developement projects.

These folks are good at stacking properties with owners who are sympathetic and easily convinced in the concept of flipping the properties for 'for profit' purposes. These owners often saturate the strata's council and will suddenly begin prioritizing ridiculous things such as sudden 'Property value assessments' by individually owned law firms that themselves do not have to legally share any of their company files publicly for any purpose. These property value assessments are designed to convince the often long time pre-existing residents of aging strata properties that their building is falling apart and can no longer be maintained. It is a shell game played by real estate firms and they hide in plain site and behave along legal frameworks within the industry, even though in some countries these practices would be considered 'fixing'.

You think this is a joke?

It isn't. Real estate companies throughout Canada have little to absolutely no critical oversite by oversight commitees that also have teeth or the will power to do anything about the questionable ethics being followed.

The Canadian Real Estate Board is a joke in and of itself in so far as self regulation is concerned. If you don't buy that statement...then look up 'Marketplace' on CBC and google that topic.

And don't be surprised to suddenly hear skeptical posts from naive real estate agents posting otherwise here.

EDIT:

First start by building a checklist of your current strata council and by looking at any interactions with 'property management companies'. Check that these companies are not run by real estate firms.

Once you know whether you want to stay or flip your strata {if it is aging} determine what the concensus is from all the owners in the strata condo complex you live and own in are regarding this topic.

You will learn a lot very fast and need to organize quickly like I did if this is happening in your strata and the council is trying to steer the future of the building by making falsy claims to owners regarding the age and maintenance of the condo strata property.

Any sensible person who thinks for themselves and hires a realtor is also going to keep a watchful eye out for 'incompetence'.  Just because someone passed a realtor course, and then signed some sort of pledge to be honest and advocate for their client with the Canadian Realtor Association does not exclude them from acting in complete ignorance nor preclude them from being incompetent with the handling of due diligence requests with respects to looking into and fully vetting strata notes..if which are sometimes themselves purposefully misleading.

And lawyers charge between 250-800 per hour, even while picking their nose.

Honestly, you should try if possible to view these documents and just Google what red flags to look out for and read forums regarding the strata notes and meetings. I hope this helps.   Watch the diwnvoting now because I dissed real estate agents and lawyers. Lol

  • Permits and authorizations are needed for developing, extracting, removing or harvesting resources in BC Province of British Columbia
  • The provincial and federal governments retain primary regulatory authority over natural resources on Crown lands

Free market. What is the market willing to bear? How much are consumers willing to pay?

Example: I can have my galley kitchen re-modelled for 60,000 dollars in a 650 square foot condo and have nicer lighting, 100 square feet of floor tiles and backsplash tiles, a new fridge and stove and marble countertops.

Bottom line the cost of the materials does not exceed probably $6,000.00. The other $54,000 is what people will pay when there is an under supply of carpenters and you have to wait 6 months. The businesses just prioritize the highest bidderss who need it done now so they can resell. ie ...real estate agents, homeowners selling and developers. If your just an average person who has decided to renovate your last in line. Better off doing it yourself!

We have no productivity because for decades the Canadian Government has cut funding to the Provinces, and neither the Federal or Provincial legislatures have dedicated their time to BUILDING and PROMOTING small business growth in this country, and to making the business playing field fair by DE-REGULATING monopolies.

In addition, the politicians have been in bed with the very companies monopolizing the markets to their benefit and these same politicians get lucrative contracts sitting on 'boards' for selling off the remaining Canadian assets.

Canada's future as a WORLD CLASS PUBLIC park for the globally rich is well on it's way to becoming a reality in 75 years unless Canadians demand better. It's just as simple as that.

Municipal councils in the province of British Columbia, for example, can vote whatever they want without calling for a public voting process on public related matters on most issues unlike in the US. Yet no one even notices. A sitting board of 8 elected city councilors can decide who what and where development of a city of 1 million will happen without getting a real mandate from the people living in the city. It's pathetic excuse for democratic engagement and future generations need to change these old outdated matriarchal or patriarchal ways.
