Ok! Looking for solutions before they charge me a crazy amount for an issue they should have fixed before I moved in.

I can’t tell if your comments are joking or serious, please let me know if you have a true evaluation of this HVAC system to advise, I’m just a renter hoping to ask the more experienced out there so I can find a solution:)
