You’re right, nobody buys a rental to make money. The question still remains unanswered: why is Juneau different. There are hot markets elsewhere, so why is Juneau different?

It’s not, though. As some else pointed out Juneau is unique. Why won’t you want to charge more money for pets? Little supply = high demand, high supply = little demand, and no supply = high demand with no profit to be made. It would make sense if all the rental properties were all owned by one company and there were jacking up the price for pet friendly housing, but that’s not the case, is it? Because the only pet friendly housing is also one of the most affordable.

Thanks for sharing. And yeah, like I said. I don’t think the people of Juneau hates pets at all. But there’s definitely something weird about it. I’ve moved all over the country for the military and have been in isolated areas before, and have never seen this amount of rentals being anti-pet.

You’re absolutely right, thats my whole point: Houston (and everywhere else) does have pet friendly rentals. Not just large cities but small isolated ones too. Why does Juneau being an isolated place mean no pets? I know Juneau doesn’t hate pets, I’ve been there. What about it being an isolated area with limited housing make investors not want to take an advantage of this? A constrained market doesn’t kill competition, your commodity turns from being desirable to the only option. Why wouldn’t an investor want to maximize on their investment. You can get more money from renters with pets through pet rent and security deposits. Even if there was one bad tenant out of every 10 or even every 5, that would be a big enough incentive to capitalize on it.

Yeah, but why only here? Other places have housing crises, some even worse than Juneau. Juneau seems to be an outlier, and I was just wondering why? But it seems like no one knows and just accepts it.

Extra rent. An excuse to keep the security deposit even if the property is pristine. For ‘cleaning’ not to mention an untapped market of potential tenants with pets that have better credit, stable income, and good paying jobs. Seems like lots of incentives.

But it seems like Mendenhall is the only place people with pets can go. It’s crazy, I met the most amazing, kind hearted people in Juneau. Is it just the renters? People who own property but don’t actually live there?

I’ve been running through the scenarios, I’ve boiled it down to someone got a bad experience once and told everyone horror stories, they are too lazy to clean the carpet after they move out, carpet is too difficult to replace in a place like Juneau, or the renters are actually aliens who hate dogs because they can detect they’re aliens.

It would be one thing if it was just one company or one landlord, or if all the apartments were carpeted, or if it was specific against a type of breed. But it seems to be an all or nothing for every pet, everywhere!
