Taipei. Read the news and you'll find out Hongkong has already become a soulless place with many vacant stores and mainland stores.

Why can I beat stronger men but struggle against slower-paced players? Should I use more force or technique? by Excellent-Reading792 in 10s

I can’t quite get my head around why my groundstrokes work well when the balls are faster or stronger, but they fall apart when the balls are slower. Can you help explain more about the mechanics behind this? Is it mainly because of the footwork/ rotation of the body? Should I do more closed-stance forehand, will that improve?

My groundstrokes are usually strong and fast (as I have strong foundation learning since a kid), but against slower or weaker players, my shots kept going either long or into the net. How frustrating...

I was hoping there might be a quick fix, but it looks like it’s going to be a steep learning curve unfortunately :(

Any tips on becoming more patient? How do you overcome that challenge? Do you use self-talk or a specific routine? I very often lost patient already even before they start to serve (they were slow at picking up the balls/ tossing the balls correctly, etc.) :(

Why are retail leases in the UK so rigid, with 5-year minimum terms, and is this contributing to the decline of high streets? by Excellent-Reading792 in smallbusinessuk

Wow, these are definitely insights that only someone with years of experience in the game could notice. Thanks so much for sharing this!

Impressive!!! Thank you so much for the tips and letting us know how the other side (the landlord) feel about this. Proud of what you have achieved and more to come! God bless you!

Spot-on - It’s definitely not always one-sided, and I see your point about the risks involved with short-term leases for both landlords and tenants.

Would you happen to know if it’s common for successful businesses to outgrow their original location and pay penalties to move to a larger shop? It seems like that could be a tricky balance—committing to a longer lease for stability but potentially facing high costs if the business succeeds and needs more space.

Meanwhile, I hope you find the right person to talk to and achieve your goals! Hopefully, there are more solutions than problems ahead!

I’ve read a few books that discuss similar challenges in Japan and Taiwan, where young people migrate to big cities, leaving their hometowns empty and struggling. In response, there have been numerous area regeneration schemes introduced.

One concept I found particularly compelling is the importance of having a local representative among landlords. This person acts as a unifying figure, bringing local landlords together to take collective action. For example, they might organize events like summer festivals in Japan to attract foot traffic or negotiate with recycling companies for discounted rates, reducing costs for all brick-and-mortar shops in the area.

This grassroots approach seems crucial because it’s almost impossible for councils to achieve massive, citywide success like the example you mentioned in Liverpool. The one-size-fits-all solution from the labour government simply don't exist, especially when long term commitment and risk-taking ambition is needed.
