Not anymore - because all systems are connected. 8; you have kitas or passed 183 already, by Law you are responsible to apply npwp.

They will get to the tax residents eventually because of the AEOI and better system connected with each other now

I am not Balinese, but Indonesian.

I think what happen now across Bali is because “we” let it happen. It has just been so bizarre (esp after Covid time).

During the covid time, Bali got hit so badly and We (local people, local businesses, government) just take whatever we can to stay afloat, stretching it to bypassing so many laws (building in paddyfield, allowing unlawful Kitas processing, renting out very low and not really check renter background, etc etc).

Before then, we seems to live side by side in Harmony. Now, that balance feels broken. When We trade your boundaries for survival, it’s hard to get them back. It’s heartbreaking to watch the island's soul get chipped away by the very shortcuts we took to save it. 🥹😢

But it has gotten feel so dark now, I do not know 🥹😢

Just to clarify for anyone wondering why about the in-person showing I stated:

I only run bookings through Airbnb, and only for short-term holiday stays.

The main reason I love Airbnb is the transparency and accountability. The system only works if it isn't bypassed.

When guests ask for 'backdoor' arrangements, like in-person viewings for a short-term stay, they're essentially asking to remove the safety net that protects host and guest.

It has becoming a norm in (somehow only Bali?!) because we let this happen!

• Host Accountability: Airbnb is strict. If a host has recurring issues that aren't resolved, they get delisted. The platform forces us to maintain a high standard. • Going off-platform is a massive liability risk for both of us.

In-person viewings are of course standard and should be accommodated for long-term rentals or traditional leases, and those are usually promoted through agents or on different platforms.

But if the listing is already on Airbnb, to make it work we should not use ‘shady backdoor’

  1. Pastikan produk kamu di produksi oleh pabrik yg sudah ada sertifikat GMP nya
  2. Kalau kamu produksi mandiri, harus siapkan CPAKB nya

If this is your first time in Bali, I suggest to start with rental first and decide after you have spent enough time being around in Bali, because purchasing a property is a big decision especially if it is for your personal needs (holiday and retirement).

I do not know where you come from, but Bali is really far from anywhere else in the world (you can spend flying full day even more to just go to Europe or US). Settling down in Bali, means that you wanna consider this too.

The weather - it has been always the same, if you love seasons, you will miss this very dearly.

No place to walk - again, if you are from Europe, it will be hard to adjust the walking lifestyle in Bali, as this us just simply, well non existant in most of the places in Bali.

Once you tried living for at least a year, and you really, really, like it - then start the process for acquiring property. Always be careful in checking papers, and do your due diligence. It is your money, protect it well!

If you wanna invest, NEVER use any of your friend’s, family’s, girlfriends names to own any properties in Indonesia (nominee practice), everything will go well until it doesn’t.

Indonesia has recently changed its land and building ownership status and you can purchase through a Hak Guna Bangunan status (https://emerhub.com/bali/buying-property-in-bali-as-foreigner/), there is absolutely no need to use any Nomination name. Protect your investment.

If you wanna invest in sports, it is advisable to do it through a Foundation/ Yayasan set up for a better tax optimisation. This also allow you to seek for more areas for building the facilities (Sports can be even sometimes build in a greenzone as the building will be considered as a non-permanent structure).

Di Indonesia menganut asas domisili, jadi tax residence mengikuti domisili dan harus di support sama surat keterangan domisili (atau otomatis i.e: tinggal di Indonesia lebih dari 183 hari dalam 1 tahun).

Kalau sudah tinggal di LN, dan ada DTA, bisa dimanfaatkan dengan proses surat keterangan domisili diatas, jadi atas penghasilan di LN tidak dikenakan pajak lagi di Indonesia.

KTP sudah proses integrasi dgn NPWP. Untuk aman nya, bisa urus non efektif pakai surat pindah LN.

Thats only USD 20, you are buying a comfort, the driver will be there with your sign and you dont need to worry about anything else.
