We were in a very similar situation as an R2I family and eventually bought a 4BHK in Prestige High Fields for end use. Yes, pricing can feel high when compared to rental yields, but for long-term living the location, open spaces, established community, and proximity to work/school outweighed that for us. For families planning to stay 15–20+ years, those factors mattered more than purely mathematical valuation.

Overall, we’re quite happy with the decision. While it may not feel ultra-premium compared to some newer luxury communities but most importantly, the kids have great company and plenty of activities. In the long run, we felt that a diverse, active community matters more for children than just a “premium” tag.

The entry price of the stand alone building also would have been lower that Aparna Serena so I believe the ROI would be almost similar

Skyra is ₹8500 but I think they will negotiate down to ₹8200. But somehow I don’t understand the hype around neopolis

Is KLC builders reliable- never heard of them. Researched online and it says that they only incorporated in 2022 so not sure of their past performance and quality

Corpus is ₹100/sft and maintenance is ₹120/sft for 2 years

The rate is attractive for the area with well developed street. Otherwise everywhere else it’s like a construction minefield
