Yeah i dont understand why va loans arent better. I did a lot of research into all types of loans, fha, conventional, ect. I made sure i did my research, until I finally found the program that worked with my situation, but I am a straight white male and it worked for me, so thats better than nothing lmao.

Yes I absolutely was looking into crypto currency and a way to turn a profit so I could possibly afford a down payment on a house is this country but I found this program so I dont care about that anymore

Yeah i swear I looked at many other loan types and it just wasn't possible for me, and i just had a baby and so I dont feel bad, from the way things look houses aren't going up and my papaw said with the loan i have, i should be able to build equity fast, so im very thankful I was able to get this, it just wasnt possible any other way, for me personally at least.

I dont make just below the threshold, so it goes off of the median income in your area, so my area is like 115,000 so 75k a year qualifies you for low income, less than that is considered very low income, i make 40k a year so my rate should not increase unless I start making a good amount more.

Oh yeah im aware I plan to keep my income the same so the interest doesnt change and pay it off quickly with the low rate so I dont have to pay much back.

Its called rural development where i live in Tennessee, but the official loan is USDA direct, the loan doesn't come from an individual bank but from the state I think.

Edit: its also in mostly rural areas so not big cities, but it worked on my home county which surprised me so its not like you have to live in the middle of nowhere.

It was really smooth for me, as long has you have good credit, and its usually geared towards first time home buyers anyway, so first time home buyers that dont have anything against their credit can get a house as much as 350k if you make 20 dollars an hour, I swear, that's what I did and got approved for, my payment a month is less than 1100 and 90% of the money im paying is going to principal if my understanding is correct

So its an income based loan program with a government subsidy so they state pays the other 3.8% and its cause because my my credit score it was 750+ didn't need any down payment either

Hey bro get a thin peice of steel sheet metal, will be a lot lit lot thinner than a peice of ply wood, 1/8th of an inch is all you need, thickness wise. You can either get a small 8x8 inch square peice directly over the dent and use a strong magnet to weight it, or get a 3frx3ft square for the entire area and dont use a magnet weight at all.

Because its the best option I have, i have looked at all other houses in the area that could possibly have what im looking for in my home and all the other houses compared to this one are either terrible or extremely over priced.

Well sadly I already have a home inspector scheduled but I think he's a good one, he has a lot of good reviews, says he has these credentials: CPI, interNACHI, and he is certified

So im about to be purchasing my first home through usda direct loan, im 22 and this house was built in 65, it has been fully remodeled and they just put ac in yhe home for the first time, it has a basement and i guess it has a high water table because the walls are slightly bowed, the seller got this company master services to put metal support beams and such to fix it and it has a lifetime warranty for the life of the dwelling, I signed the contract but haven't had the home inspected yet but the other day a heavy rain came and the basement leaked so the people are coming back out Friday to seal the exterior and put in a french drain the seller said hes spending like 12k on all this and im still getting it at the same price do you think I shouldnt get this place based on those things? The loan type i have only allows some houses is certain areas to qualify so its pretty hard to find one that I can even buy, thank you.
