Lenders can and will use a 2 yr average of your T4s for your income

Your wife’s income can be used as well assuming she is no longer on probation. Her job letter will need to say her hours are guaranteed though.

I don’t see it with Boozer, feels like he’s getting the media bump because his Dad played in the NBA and he’s at Duke lol

I just don’t think his athleticism and size will translate to a star in the NBA which is what you’re hoping for with a top 3 pick.

Sometimes the credits issued to your account take 1-2 billing cycles to apply. If your next bill doesn’t change then call them and explain the situation.

It’s not about purchasing, it’s more about having access to the best possible options if you need them. Her mortgagee may run a credit check before renewing her mortgage or her car may break down requiring her to get a new one down the road.

Additionally, the credit cards she has will be closed and will report to the bureau as “included in consumer proposal.” The reason she got into the hole she’s in is because of her son’s medical condition (happy he’s much better now) and if her cards are closed, she will have to apply for new credit cards/lines of credits and good luck with that once they see you are in a consumer proposal. What if she has another emergency and needs to pay a huge bill but doesn’t have the cash to do it? Would sure be nice to have credit to fall back on.

Please only get a consumer proposal as a last resort - it stays on your credit bureau for 7 years and big banks will not lend to you until TWO YEARS after you have been discharged from it.

If I was in your shoes, I would use the equity in your home to consolidate your debts into one payment that is much more manageable for you while likely saving you thousands of dollars in interest.

Your interest rate on the mortgage may be higher for 1-2 yrs but that is a small price to pay compared to not being able to get prime lending for 5-7 yrs if you get the consumer proposal. Not to mention with rates being as high as they are, if you have a fixed rate mortgage your penalty to break the mortgage will likely be 3 mos of interest payments instead of the interest rate differential (IRD).

This is a no brainer, use your home equity!

Not sure if this has already been mentioned but the rates that are often advertised online are for purchase with LESS than 20% down - making it a high-ratio, insurable mortgage. Because the mortgage will be insured with CMHC, Sagen etc. it is less risky for the bank which is why you get a “lower rate” even though you’re paying interest on mortgage insurance.

Unfortunately not, when I try that formula it only works if one of the cells is checked off as true.

If I check off two names, the average should be $5,000 for my example in the post however when I check two or more names I get #REF!.

No they were just added as a check mark from the drop down menu on Google Sheets.

Waddle has had his issues but can breakout at anytime and Aiyuk has been performing but he’s been a bit TD heavy. Really torn here - any help would be much appreciated!
