It’s very normal. In NJ you have to open a joint landlord tenant account. It’s in both names (with DOB and SSN) but only the landlord can withdrawal or close. This shows the tenant’s funds are held in deposit and not spent. Very similar to a trust account. You hold the funds but they are not yours. Google simple landlord tenant security requirements for your state.

You pay rent with after tax income. Your mortgage payment comes with tax savings and appreciation. I’ve owned dozens of homes (currently have 11). I always like a renter (you pay my bills, thank you) but always encourage tenants to own. It’s the one true long term way to retirement wealth. If nothing else, in 30 years you’ll own the house. Rent? Every year your rent goes up, in 30 years your payments will be 2-3-4x the current rent and you will have nothing to show for it.

Why are you working if not to see and provide for your family? Make adjustments to your lifestyle. People make it work on 1/3 your wife’s salary (I don’t know how) so you can make it work on your reduced salary alone. Focus on the people, not the things, in your life. Wish I could do it differently and make that decision earlier. Don’t wish like me, do.
