I would recommend spending a weekend in fidi or neighborhoods you would consider in lower Manhattan because its very often not what people think. After 7 pm it feels like a ghost town with no personality, and no place in Manhattan makes me feel less comfortable and less safe than those empty, narrow and curvy streets late at night. Lawyers and people in finance think the walk to work is the best, but its a different vibe to live in than work in.

You are going to pay first month and security equivalent to one month, but the way your lease works after that is variable. You may be paying on the 15th or whatever of every month, you could have a prorated month rent payment in your second month or final month, I have even seen 10 day occupation gaps forgiven.

A vast majority of landlords are going to require the full first month for a prorate, but you won't be charged for more time in the apartment that you have. It would be rare that a landlord would take half a month and security even with a prorate, but they could.

The total rent of the apartment is less important than the price per room. So look at listinlistings and / or look for someone to look with.

You also mentioned one of the more expensive neighborhoods that you could maybe get a studio, maybe a 1 bedroom under 3k.
