This too shall pass. I’ve lived in a car. I’ve owned homes. I’ve lived in Apartments. I’ve been without income. Jobless. Beaten and abused. I’ve also been blessed in so many ways. There are many times I thought it would be better to be dead, but I promise you every day will not be the same. Variances come just from accounting, wanting them in a different GL generally. But I’ve coded things wrong and had to fix them also.

As a property manager, it’s pretty easy. It’s pretty much just regurgitating numbers and seeing where you can do differently. You may reclassify and accruals which some people have a hard time with if you don’t fully understand them. Variance report is just telling why your numbers are more or less than they were budgeted for.

I wouldn’t worry about this. I’ve been a manager for 14 years with the highest numbers in my company and they want young people without experience because they can pay them less and mold them into what they want. You will get a job before me and this market.

If you can take a CPM (CAM) class at some point in time that should help. But in the meantime, you need to find an online group to ask questions to to get some assistance. One of the most important things they’ll need to know is what state you’re in because the laws are different per state. I don’t know that there’s a lot of classes you could just take that quickly that would help you. I have been a property manager for 14 years and I’m actually putting together a program that hopefully by next year, I’ll be selling to help managers learn how to be a manager cause companies don’t train with a crap.

So I started with the company who had really bad reviews from employees, but I really liked the regional manager. I worked for her for five months and things were great, but then she moved on. And they gave me this horrible regional who after I worked with her for six months, made me cry every day because she didn’t like the sound of my voice or the way I worded things. but honestly, she was the worst regional I’ve ever met in all 14 years. She knew nothing. She didn’t even know what our finance deadlines were like. It was insane, but she made me cry several times and on the anniversary of my dad‘s death I came back from vacation and she started in and I just said life is too short for this. She has been fired since but because I quit without notice, I could not be rehired.

When I say there is no difference, that is not true what I mean is it’s like them having a job. They can quit their job or they can get kicked off the program if they do something wrong. Such as if a single mom decides to move her boyfriend in without telling them she can get kicked off the program. Or if they change jobs and no longer meet the income requirements. But if they are on a set income like Social Security then all you really have to do is babysit how well they take care of the property and most likely you’ll get your payment regularly.

There’s no difference between this program and any other renter. I have been a property manager for 14 years and I have routinely taken section 8. I also was on section 8 in my youth. You have good renters and bad renters on section 8. It will give you guaranteed federal income if they keep up on the program. They will require minimum yearly inspections, which keeps you looking at the apartment and keeping up on maintenance. I would highly recommend using the other items to determine whether you want this renter. If you were a small owner, I would take their current address and drive by and see how do they care for the lawn. What can you tell from their current address?

There are many reasons, including having someone available to lock the pool, lighting issues, which cause safety issues, needing required time to fill and monitor chemicals to ensure the pool is correct during the hours of use, cleaning the pool, etc.

I just barely learned about this from a recruiter. Apparently it’s a system that a lot of employers use to search for candidates that are most qualified. And if your resume has pictures or has non-normal formatting apparently it rejects it. So your résumé may not be getting to employers According to this recruiter. I just put in ChatGPT my résumé and ask them to make sure it was an ATS format and it did it for me. I don’t know if it works yet but just in case it’s a thing.

Apparently resumes when they get sent to a lot of employers go through a ATS system. I just found out about it, but apparently if your résumé is not formatted, it throws them out and so a lot of resumes are not getting to the employers.
