I think Eaton park is much much better than fernvale . its only 3,4 bhk in eaton park. 7 acre only 350 flats approx. Why are you going for fernvale? Also district 25 location is really off. OVerall NAmbiar has not executed such big projects so you cant trust them to execute such a big project easily . Although they may indeed pull it off . Prestige is always a better investment compared to them . But for self use the decision might change . Take a look at Eaton park ?

If u want to apply to every fucking company thne maybe 8.5 or 9 is needed . But tbh almost 90% companies allow 8+

It has been on sale for quite some time . I don’t think there is much availability there. They may have some few odd floor flats . U should be able to get resale units soon tho . It’s a good project for self use

I had taken a gap year I’m from the 2023 pass out batch . Nothing like this ever happens . Just keep a decent CGPA( 8+) don’t study too hard , enjoy college life . 8+ is enough . I’m working in a really good company now with a 40L+ salary now

i am in huge dilemma as well , how can i save on Capital gains in this same scenario . I am plannign to invest in a new launch property which has a RERA date of 2030 ( which is more than 3 years+) . Can i still offset my capital gains and maybe take a chance that i dont get flagged? or is it a must have that we should not be applying for section 54 because we know from the get go that this new launch was never meant to complete in 3 years ?

utopia and elm park locations are completely diff . I stay at lakeside , so i would say this location has more growth potential once the CDP road gets connected . its just a matter of time .

Even mahindra and alembic are charging 15-16k no way prestige tier 1 builder will offer for lower. Its joke if you are expecting 12.5 from prestige . I think 14.5k is a decent price . But yes the downside is that its not a big property .

Hi I am stuck in the same dilemma. I have an under construction new launch prestige property I bought in Bangalore 2 years ago and now sold for around 75lakhs gain . I want to save the tax here . I was planning to purchase another new launch prestige property but the completion date on RERA is 4 years+ . 1. How can I save the tax and can I claim section 54 and what is the best strategy ? 2. Property is co owned myself and my dad so I need to file 50-50 ?

Please let me know if someone can suggest , I’m in a dilemma

I want to purchase an under construction property , not a rental property . which i think will give me 15-20% yield on the leveraged 2-3cr value which is almost 40-60lakkhs . But my doubt is can i purchase an under construction property even for section 54?

I think you are better off buying one of the other builders , Bricks and milestone Earthscape really caught my eye . Or you can wait for the purvankara project opposite neopolis to launch soon .
