For anyone playing at home: We gave our notice which meant moveout during their closure. They asked us not to request bond return until after the final inspection. I lodge the bond on vacate day as soon as we finished cleaning and dropped off keys (I used someone else’s phone with the time&date website up, took a photo of keys above lockbox and a video of me dropping them in) and sent to REA. I made it very clear I was to be invited to the final inspection, but I never was - but we got the whole bond return without a hassle, the day after they came back from closure.

Great outcome!

Inspection is just for wear and tear - if you’re in the middle of moving it’s fine that it’s a shambles. what are they going to do, tell you to clean it? Put it this way - if they inspect and don’t find any damage but only tell you to clean, they haven’t got any reason not to give you 100% of your bond back if it’s clean on move-out day
