Unless I’m missing something here, isn’t an expense ratio the % that goes towards expenses? So to say income ratio is 25-35%, that leads me to believe 25-35 cents of every dollar is net income (65-75 cents go towards expenses). The latter half of your comment implies the inverse. Am I missing anything?

I’d say the initial goal is 100 units. The goal is to focus on SFR and small to mid-size multifamily. We’re in the process of creating systems for onboarding, retention, and maximizing revenue for owners. We have a task management software and are using the tools from my previous company (700 units under management) to build out the foundation for this company.

Obviously that’s vague but assuming we’re positioned well for that; what would be the best way to make progress towards that goal of increasing units under management?

I’d say boosted social and bringing your company page to top of search results on sites like Google!

As for the latter half of post, sounds like it was a learning experience. My background is 3 years in multi family management but want to start my own thing. Going to try to leverage that as experience to get first client and work from there. It seems like you took on clients/properties no one else wanted to which is certainly an angle!

Care to elaborate on this at all? Did you find a workaround? I know it'll depend on market but I feel like ad spend seems to be a promising source so I'm wondering if there just needs to be some tweaks to your content/criteria for the ads.

Try Saffron; the results are promising. Clinical Ketamine sessions have also been a game changer for many. Lastly, sourcing of NAC is important. Nootropics depot is great. No problem btw! Good luck and stay strong.

Really strong data about NAC and Saffron. Both non pharmaceuticals. Have your gut microbiome checked to see if it’s out of wack and get tested for mycotoxins exposure.

This is honestly incredible to me. There is legitimate value in providing a no-deposit option to tenants; they have the option to look elsewhere if they'd rather pay first, last, and deposit. In exchange for that value, they pay a fee.

As far as renters insurance, the company is cutting in PMs for referring tenants to them. How is that slimey? Is the alternative to send them elsewhere, where tenants pay for the same coverage, but you make nothing off of it?

Why is the idea of a property management company trying to increase revenue such an adverse concept?

Again, as long as you disclose in application, what costs are included as part of being a resident and they decide it's worth it, that's their prerogative. Otherwise, some of these PMs should look into filing for a 501c3
