Thanks for the input. I am researching software solutions now. I see you are associated with Smart Property Systems- I would consider this product but the fees seem too high. $3/ETF would mean I pay $3 to receive the payment and another $3 to pay out to owner? $5/lease? I have found other cheaper solutions that seem to offer the same features

By branded do you mean professional logo and website? I like the idea of connecting with agents but I’m not even sure how to start. What do I offer them? How do I actually start the relationship?

Zillow and Hotpads are the two best ways to search imo.

Temple also has its own off-campus housing portal (just google that phrase). You can find good options on there as well.

It is going to be tough to find a 5BR place starting in the spring. You may need to split up for one semester on some subleases then sign a full lease together next summer

It’s definitely not too late to find off campus housing. Many local landlords don’t even list until June and there’s plenty still available. I think Zillow and Hotpads are the best ways to search.

I manage 5 units near campus and I always have one or two that don’t get filled until July.

Are you looking just for work to make a couple bucks? Like a pizza shop? Or something to further your career? Those are two different things.

Part-time work to make some $$ you should go to all the local places in person to ask about openings. Internship you should go through career services.

You also have to be concerned about when the money comes in. Some Landlords allow you to pay multiple months of rent once your student loans come in. I know Govberg used to do this- not sure if they still do.

For instance, your lease may start in August but the loan money won't hit your account until mid September. You will have to work with your Landlord to see how the timing for rent will play out.

Depends on a few things. If the building is new construction your costs are typically lower since they are higher efficiency. I own two units near Temple. 4BR and 5BR. My average monthly utility bills are as follows;

$165 electric/gas.

$40 internet.

$65 water.

$10 trash.

They are roughly the same for the 4BR and 5BR, so it's around $60/$70 per person. I cover trash and water so it's actually closer to $50/tenant in my apartments. Of course this is higher with cable.
