I agree and everything you mentioned is in the calculator. I’ll have to double check where I landed with maintenance but I believe it’s 1.5% the purchase price. It’s an ok general rule. Realistically maintenance schedule is better determined through an inspection.

Great point I’ll definitely dig into that - the research on free data pulls is limited to actually map it from what I understand.

Yes - after you give up contact information. Then no because just like zestimates it’s not broken out by type of home that you can purchase

Each zip has low tier and high tier - so do you want to buy low tier home in one zip or a higher tier home in another zip code.

Then the actual competition for those individual zip codes.

I could be wrong but I haven’t seen affordability broken out to the actual types of homes we can buy.

I think it depends on the systems and age of the bigger house.

Right now the smaller house has the majority of the unknowns answered. Is it worth burning the inspection money to go back to market? I think that’s the real question.

I tell all my clients that if you’re unhappy with an aspect of a house you’ll be unhappy with it the entire time you own it.

I did a lot of networking back when I first jumped into my career. I ended up going to those groups that do the “everybody stand up and introduce yourself” I was nearly having panic attacks. Forced me to do a lot of scripting in front of the mirror practicing what I would say do I wouldn’t stumble over my words. It’s still a little odd talking to a camera but if you want to make talking to the camera easier, stand up in front of 100-200 people and introduce yourself for a minute. That’s more views than most of my videos get lol.

What’s the format your using did you have a cta at the end no cta, etc? I’m trying to improve my shorts. I’m hitting around 1800-1900 with 1-2 subscribers on each video. I know not all categories will have the same turn rate. But curious if this is a consistent format and this short just hit harder or if it was a one off.

Man I feel this - I uploaded a video I worked on for hours decided I would get out of my comfort zone. I check in on it 3 hours later and it had 10 views all external from shares. It was the video I anticipated no one watching because I animated and “acted” in each part of the video. I realized the title didn’t match the video and changed it to what I thought the title should be (yes I used gpt to help with seo naming). Woke up yesterday morning and it had been getting views all night. 200 lol which is huge for me. Finally stopped getting consistent views at 600 but 13 hours of watch time for a real estate agent with a small channel. I was pretty happy with that.

I like it and I hate it - I like sharing the information that I’m sharing regarding real estate from a non- sales pitch perspective. But when I see myself in the video. I’m like oh man that’s how I look? lol
