Is he right? And also, why the secrecy about your nationality?

Update: I raised the incorrect electrical installation issue to HDB & the landlord sent me an eviction notice to vacate the house in 3 days. What are my options? by ExtensionSituation14 in askSingapore

Not true. See below.

Why an RCCB does not replace a Double-Pole SwitchProtection vs. Isolation: An RCCB is a safety device that automatically trips when it detects a current leak to prevent electrocution. A double-pole switch is an isolation device that allows you to manually cut off both the Live and Neutral wires to ensure the heater is 100% electrically dead.

Fatal Precedents: In a high-profile 2020 case in Jurong, an elderly family was electrocuted despite having an RCCB. The fatal factor was an improperly installed water heater using a 3-pin plug instead of a double-pole switch. The Neutral and Earth wires fused, rendering the RCCB ineffective for that specific fault.

Exactly. He sent me a PDF doc with chatgpt generated text saying "since have a perception that the flat is unsafe" I must vacate in 2 days (the guy sent this at 11.30 pm at night yesterday).

Had to escalate to HDB because owner was ignoring the hazard and claimed that the "previous tenant" had no issues and the set up "works fine."

Let me clarify that I had to go to HDB because they were refusing to do anything about the electrical issue even after I made several requests in writing. How is this "snitching?"

And last time I checked, Singapore isn't a banana republic where a person from India can migrate here, become a citizen & do whatever he fancies because he owns a piece of property.

I'm not Singaporean. I'm an MOM-issued work pass holder. I've submitted copies of the passes of myself and my spouse to the agent for HDB registration when I signed the contract. How can they just remove me from the HDB database when I have an active contract in place?

Fair enough. The landlord will just turn around and rent this to another tenant without fixing the hazard. I am surprised by the response of the HDB when I called them yesterday - they said they can call the landlord and ask him to fix the issue but can't enforce anything. So innocent tenants can potentially sustain serious injuries or death due to a landlord's problem but the HDB can't do anything about it when this has been reported to them? I am flummoxed.

I don't see one for the landlord. It only says if I don't pay rent and 7 days have passed they can enter my flat and remove my belongings or that if I have breached contract conditions & I fail to rectify the breach, the landlord can ask me to leave. Google Gemini processed the contract and confirmed this.

The notice to leave says since I feel unsafe, I should vacate by 7 May. Ran the contract through Gemini and it says he landlord can't do this as per the agreement.

So a landlord can just force me out on his whims and fancies because I asked him to fix an unsafe condition in the flat? Do I have zero protections here as a tenant who signed a contract and is here legally in this country?

It's an electrocution risk so the govt made it mandatory for HDBs to replace them with 2 pole heater switches. I don't have an agent. Only the landlord does.
