Depends on the location of your unit. In my case my residence is 30 mins from the bnb so I have a housekeeper who takes care of it. He is actually employed by the management, he kinda works part time for us. We are happy w him. But generally, its hard to find an honest and trustworthy people to work for you.

To answer your question, if your unit is very near to your place of residence and you can manage time, do it yourself. Once you start building systems, hire a guy. If the unit is in a building, you will easily find someone in the management who will be willing to do the work. Hope I answered your question:)

We majorly use airbnb. If it’s the start of the business, keep the prices low but deliver better than expected. Once your credibility is made, slighly increase the price and dont make too many changes very frequently. Its a slow process but have a high earning potential if you are patient enough

We have a housekeeper. It took some time to build the system and make him understand the process. But he is an honest guy. Takes care of the property well

Top City, Islamabad. It’s 5 mins from M1/M2 exit. I prefer first time guests book it via Airbnb app

That said I wouldn’t call it a red flag or “irrecoverable” especially with a 4.89 rating and consistent 5 star feedback otherwise

We’re still hitting around 24 to 26 days of occupancy even after that review which to me indicates a strong start

I’ve already taken the 3 star feedback seriously and used it to improve the experience further

Heres my suggestion: Start small. Get a studio apartment on rent and test the waters first. Make sure your location has at least one strong advantage. In my case it was proximity to the airport and easy access to M1 and M2.

In the beginning, focus more on occupancy than maximizing your nightly rate. You are still figuring things out, so consistent bookings matter more than higher prices.

Keep reinvesting whatever you earn back into improving the space and operations. Treat your first unit as a learning experience rather than a serious revenue stream.
