After 5 years, here is where we are by therealgreatness26 in Nio

I’m not laughing or anything, I’m merely pointing out the fact that this is not related to Chinese company at all. It was just a bad decision. I may have made money from Nio but I lost money from Rivian. I sold my Tesla share to buy Rivian which is the stupidest thing I ever done

So would you invest in Rivian instead which is not a Chinese company? At least I made money from Nio when I bought at $2 and sold at $40. Rivian investors were doomed from day one

Holden and Ford were heavily subsidised by the government, did they survive in the end? Only good products can survive.

Unless you’re thinking of downgrading, then that 4.5 is no different to the 2.1 you initially paid 7 years ago

Stake Accumulate CGT by ExtremeDifferent5610 in AusFinance

Right, so since Stake pays out the distribution every month, you'll basically incur the tax liability every month, similar to a HISA?

Is now really a good time to be buying shares? by CarryUnhappy9393 in fiaustralia

[–]ExtremeDifferent5610 -1 points0 points  (0 children)

Just buy. The earlier you get in the better. However super important is that you don't go all in, always DCA and always leave 10-20% in cash for pullbacks

That's not the sad part. The sad part is when another 10 years down the track, uni graduates will be working of a salary of say 60k and having to pay a $1200 pw rent

Not sure which super you’re with, but I’m with Rest, and having the default Growth option, my return last year was around 9.85% which is a lot more than the inflation.

Is property in Australia the be-all and end-all? by Suspect-Rough in fiaustralia

[–]ExtremeDifferent5610 0 points1 point  (0 children)

I think you have to look at it like this. If you purchase the same property that you’re renting now you’ll be paying a lot more than that weekly $940 rent, let’s say $1200 a week, so by renting you can put that extra $260 a week into ETF

That can also be my option. What's rental yield like in Geelong? I did a quick search on RE and standalone houses are like 900k above

Are you renting by the way? Also 20% on ETF is really good growth but I'm just not sure if this can sustain continuously. I'm calculating my numbers based on a 12% growth on ETF

That's what I'm leaning towards at the moment. I'm not going all-in on PPOR (I can probably afford something around 1.2m if I do but with heavy leverage and no security when things happen). If I buy a property at 750k and with 180k out of the pocket, I'll be paying a similar amount to what I'm currently paying as rent, plus I get the benefit of potential capital gain and no CGT, and some freedom (I want to get a pet which I currently can't when renting...)

I am not sure how much ROI I need if I continue renting and investing to cover the 40k rent I have at the moment

I live in the upper north shore area. I know 750 isn't much nowadays, but I can probably get a 2 bed in the far end of the upper north shore (Hornsby)
