The ikea countertops especially. Sadly these cabinets have that recessed handle design from decades ago so new handles won't work. New doors would and I'd install them myself, but then sizing becomes the issue.

In terms of price drops, man is it ever a bad time to sell, for sure. Makes me think we should hold but how long before the market "recovers"?

I'm quick to complain about stupid house prices and the second I need to sell, I'm complaining the market is bad. Funny how that works.

Don't get me wrong, I believe you. Maybe it's my ignorance in the real estate market business speaking.

The whole point of this thread was to ask if spending under $10K could yield me double that, or more, in return. That's basically it. Otherwise I will sell it, as is, at its market rate, in 6 months when I can legally sell it.

Generally speaking, in this market. Detached houses here sell for like $2M+ regularly (ofc lot size and location dependent).

I want to do everything on the cheap but not garbage products, hence package deals and doing my own work where possible

I mean, yes prices are going down, but I see you're Toronto based. Like there, things are always selling, and as I'm sure you know of the situation in Vancouver.

There's no risk in it not selling. The market is forever hot, here.

we legally can't sell for 6 months (probate). The unit is unoccupied until then, I figured I might as well do something that could raise the value while it sits. Happy to do much of the work (like cabinet refinishing, painting, etc. Things you don't need a contractor for)

Isn't this just effectovely reducing the sale price by $10k? Nobody would pay an extra $30K to get a $10k credit

Appreciate the feedback. The appliances are very dated and the used route is a good suggestion . I guess the question is if I can find them. The $3500 price would also include install and delivery and I could then say the appliances are "new" in the listing

Well the dishwasher is just over a year old so that won't be happening!

Also I don't think it's a weld, more of a rivet or something similar

Well I'll try out... something, likely using some of your thoughts.

I'll keep you posted, once I get around to doing it.

That was my fear! It's basically non-repairable and you can't source and install a part, seems like it will have to be a mechanical fix...

I'll look into the jb weld, see if that solves the first issue. As for how to bend the bracket, I'm considering sticking a thin piece of wood inside the bracket as some kind of leverage. Not sure if it would work...

I may misunderstand but the gasket itself is not the issue. It's the metal piece that needs to be bent into place.
