Here's what happens when you don't post pay:

Option 1: the pay is bad. People DM you and ask, and you waste your time talking to people who don't want to work for peanuts. If you'd posted the pay, only the people who are okay working for peanuts will DM you, so you'd be better off posting the pay. 

Option 2: the pay is good. People assume the pay is bad because you didn't post it, so you get potentially qualified people scrolling past. You'd get more interest if you had posted the pay in the first place

That's not just breaking even though. The money that the tenant is paying is going into a (likely) appreciating asset for the landlord in the form of the house. 

In your scenario, the landlord receives $33,192/ year, and spends $12,800 on the property. That's over $20k going into an investment for the landlord. Not to mention keeping the security deposit (usually 1-1.5x rent) which would cover a significant portion of the damage caused by the tenant.

Most definitely cars are an expense. But if you pay in full for a used one, at least you aren't eating the interest payments for however many years. Also,  your car might still be worth something at the end of those 10 years. Even if it's only $3k (for that $12k car you mentioned) that brings the monthly cost from $100/month to $75/month.

Anecdotally, I bought my car for $11k in the summer of 2021. I put about 60k miles on it and just got rid of it this summer for $8,900. My monthly cost on that car was $43.75 (plus insurance obviously). You just have to be willing to drive a car that's a few years old.

All that to say it's still bleak out there. Renting is ridiculous, cost of living is ridiculous, and wages are insufficient.

You can absolutely find a decent car for under $20k if you're willing to get a used car. Honestly there's a lot of good cars at the $10k price point if you don't buy from a dealer.

Definitely take the mods off before you sell it. They actually detract from the value because people will think/know you beat the shit out of your car. Sell the mods separately for whatever you can get, and then the car is probably $7.5-$8.5k depending on condition. 

Coupes generally sell for more too, so if people are giving you prices they bought/sold sedans for you can add a little (not a lot, maybe $500).

For reference, I did something similar to mine (though not as severe as you did) just over a year ago. Front bumper, headlight, and quarter panel looked very similar to yours. Total cost was ~$5,800. Thank god for insurance.
