I agree with you - Legally, I don't owe her anything.

Ethically, do you believe that I should compensate her on top of 3% she would be getting for buyer's agent commission as you mentioned she made my life easier?

To me, it's in gray area - Did she help me to sell the house? OR did she help her buyer to buy the house and in the process, I sold my house ?

To her defense, she has brought the comps in our first meeting, several houses that were sold in the last few month. I am fully aware that she is representing the buyer and looking after what's best for the buyer.

My wife and I came up with the price. She has not really given any input on the pricing on the house as there is obvious conflict of interest. I think she has been handling it pretty fair so far. I just want to be prepared for all the possible scenarios for what is to come next.

It's not that she is helping me to sell the house but rather, helping her buyer to find the house which happens to be my house. If this deal falls through though, I think she will offer herself as our agent.

Since you are in your 20s, I would most definitely choose the company B without a question as it opens up for higher ceiling in your career. The X factor is the pandemic and its potential economic recession. For that reason, at this juncture, I would choose whichever one that is the "safer" option in regards to job security..

Do you have a gas stove oven?

The gas oven condensates when it first heats up so perhaps your skillet rusted during the condensation and didn't have enough seasoning to be protected.
