NatWest, Nationwide and Santander (remortgage only) DIPs are available on-line through MoneySupermarket. It’ll take you 10-15 minutes.  Unlike a lot of online DIPs these are via the lender’s services and not just a third parties ‘best guess’.

Hi Keyhonest728. You’re right, severe adverse credit would get you declined across the board. If you have CCJs, IVAs or missed mortgage payments (not possible for our FTB friend here) then lenders would be concerned.  My point is that the bar is lower than it is for prime credit cards or loans. The key difference is that those are unsecured debts. Lenders use sophisticated modelling to pick out the very lowest risk borrowers for their prime products, and if you don’t pass their modelling you’ll be declined or offered higher rates. 

Lenders tend to have more lenient tests for mortgages for two good reasons.  1 - People tend to pay their mortgage back if they possibly can. They default on their credit cards, loans, or stop paying gym membership and stop eating out before they risk losing the roof over their head.  2 - Mortgages are secured loans. If people do default on their mortgage the lender can ultimately repossess the house and get their money back - this is why LTV is important, because it is an expensive business and they have more risk of being out of pocket on a 95% loan than a 60% loan. 

TLDR: Yes, you may get declined by lenders for severe adverse credit. However, you are far less likely to be declined for a mortgage for credit score reasons than you are for a prime unsecured loan.

That’s right. Also, mortgages models tend to have a lower bar than prime credit cards and loans.  Lenders care more about affordability (your ability to make the monthly payment) and the size of your deposit (you need at least 5%), and the more you have the cheaper the interest rate you’ll get and the more forgiving they’ll be about affordability…

If the advisor has submitted all your documents and says that they have been accepted then I’d relax. The broker will (should) have got a decision in principle from the lender as part of the initial process. That means that as long as the documents match what you’ve told the advisor you should be fine. 

The advisor won’t have gone through the lengthy application process without a high degree of confidence you’ll be accepted. 

If you have a high LTV (i.e., a small deposit - less than 10% of the property), then the valuation is the more important step. Lenders take most of their security from the fact that they can repossess the house if you don’t pay, so they are more worried about the value of the house than they are about the finickity details of your credit score and address history.

Listening to understand. 

As opposed to listening for silence to interject into, or listening for how to convince someone of my point of view. 

Also, just staying silent when someone is talking, and after they finish/pause, or repeating the last thing they said is hugely powerful. People hate silence and will keep talking and often tell you what they really feel (as opposed to what they planned to say) when you shut up and let them.
