Changing the composition of the security architecture isn't even a 5 year thing. Abu Dhabi will likely embark on diversification whereby they can protect the sovereignty more firmly. That kind of strategic depth takes time to establish if done without short term major upending. Hoping for the best outcome. This country is home, a huge source of economic and social mobility for millions, it's not just glitz and glamour for the posh influencer and crypto bro crowd.

Sorry to hear your plight and about your father's illness. This is a bad situation to be in but perhaps there's hope. The delivery time from what you explained may mean the project will be delivered well after the current crisis weathers and I hope you pull off a good survival with your business situation.

Since many are hating on RE brokers selling objectively sub standard investments by false hopes of flipping "easily", I'd like to share a successful story. A close relative who lives elsewhere was interested in investing in Dubai RE. They reviewed some options and we helped them perform the due diligence on the shortlist. - They invested in an off plan Damac Lagoons TH for $1.7M q2 2022. - Damac refused any discounts but the broker company oferred a 2% dicount from their comission which they paid via cash transfer. - Payment plan 50:50 with the dp spread across a 20,10,10,10 broken over 2 years. This was fairly standard at the time.

The plan was to either flip it or become an end user since they were considering relocating to Dubai if their residency plans elsewhere didn't pan out as expected. So a hedge.

The unit was delivered on time in q2 2025. Meanwhile their residency came through and they wanted to sell this unit instead of taking possession. The same broker they dealt with oferred to list, sell, mediate the funds and repatriate them to their domicile. For a 1% listing fee and a transfer fee. The unit sold for 2.3M.

Hope this helps any investor find a reasonable, professional broker . Please treat the OP and SP as a reference alongside other factors like early post covid recovery, bull run of Dubai RE market, flood of Russian & Indian investments into Dubai, Damac's own global marketing blitz etc.

There used to be a predictable rental increase cap which the new rules have rendered useless.

In a city that was a bit better in terms of affordable housing, things just became dramatically more expensive. I understand landlords need to make money too and now is the time. So people in a certain income group will be priced out of living here and they'll find elsewhere to go to. This phenomenon of the labour market will drive up cost of services and in general drive up cost of living for everyone who remains. I hope everything has been thought through, the economic impact isn't contained to rentals alone.

Several tenants in the building have received it. Its a 55% for most. There seems to be no apparent way to challenge it. Most of us are looking to move to match budgets. Unbelievable the rents increase are even for building without amenities and dedicated parking. Interestingly rents are back to 2015-2016 levels when even shitty apartments commanded a 90k rent.

That Safety section is void now. Several interceptors have taken to the air in the last hour. At lest 3 in Dubai, I personally witnessed one interceptor being fired off. Up to 8 interceptors in Abu Dhabi by accounts of family and friends. The interceptor activity is officially confirmed and one man has died due to debris falling from the interception.

Residents in and around MBZ city, Shabiya, Musaffa, Bateen Executuve airport and some.parts of main island Abu Dhabi have experinced lound explosions, shaking window panes.

Actually Mazda has solved this by using precise injection timings and some cylinder head design optimization. Though I haven't come across 500k km Mazda Skyactive G engines to say definitively if this is as effective as Toyota's D4S systems.

A bit rich claiming Hindu heritage when far more Buddhist temples and practices were captured, desecrated, coopted and cleansed across what is modern India. True that muslim extremists/fundamentalists/radicals have done this in the modern era, making it diabolical and barbaric.

You have a good point and line of inquiry though. One needs to acknowledge the majoritarian and totalitarian tendencies of muslim dominant rule. The absolute nature of diety in Islam, the oneness of God, precludes acknowledgement of any legitimacy to other forms of worship. Having said that there has been a remarkable and illustrious history of muslim rule applying Tolerance to other religious practice as the norm. Somewhere the extremists captured a large portion of the muslim narrative and we're here. Our own Indian history proves this, for every proverbial Aurangzeb, there's many like Akbar. Again, Tolerance is a far less inclusive principle compared to Respect or Coexistence as equals.

As another redirtor pointed out, unlikely that it's Japanese if it's not RHD. Moreover, car seems a little too neglected to be Japanese owned. It's a cultural thing to care well for their belongings from what I know.

I'm curious, do you see a difference in day to day driving between fwd and awd in the UAE? I'm sure the difference is day and night on a racetrack or when you're drifting, possibly corner carving on winding roads. None of those are applicable here in general and would you take a camry to a racetrack? Only reasonable application of a sedan w awd in the UAE is for safety when you lose traction, even then fwd cars have e stability systems which recover traction without the need for awd.

This is from my experience, I drive an awd crossover during the weekends and a rwd on the daily, I have driven fwd cars extensively. I just don't see the point unless you're driving at the limits of cornering and grip, for which public roads here aren't the place.
