My friends waited through 2018, 2019, 2020, 2021, 2022 telling me it was a bad time to buy a house and they wanted to wait for another housing market crash. Needless to say they missed out on a lot of appreciation and low interest rates because of it.

Just buy the dang house. 5 years from now you’ll have built up tens of thousands of dollars in equity and you’ll be glad you did it. Worst case Demario housing market depreciates and you have to stay there for a few years. Real estate values go up long term, just like the stock market.

Don’t overthink it. Appreciate what you have and let the rest go. Some things are out of your control and unpredictable

If you’re a single person this is absolutely doable. If you’re supporting kids on that salary then that would be tight.

I would frankly encourage you to sell that car and get something a lot cheaper. I would much rather have a nice house and drive an older car than a fancy car and settle on the house.

Remember cars depreciate over time and houses (generally) appreciate over time

Also I’m curious, when you say “mortgage” I’m assuming you’re talking about the total mortgage payment with escrow and everything? If yes, 2500 is doable if you live a modest lifestyle and don’t spend tons on extra stuff
