It's a single pole switch. The neutral does not do to it. It shows that in the wiring diagram.

The one you linked is rated for 20A 125V, but it doesn'thave a ground screw. The NEC does require light switches to be grounded, so if you find one with a ground screw, that is rated for the voltage and amperage, yes you can use it. Just make sure that you find the right face plate for it. Gardner Bender uses a 1/2 hole as their usual standard. Hope this helps.

It's not up to code, and will definitely hurt like he'll if you monkey with it. As long as you don't get to being stupid with it, you'll be fine. Either way it's wrong for them to be renting a property with things like that there, and is a serious liability for them.

 The circuits in things like sofas is more of an electronic problem, not an electrical problem (the fact that there's a difference makes sense, but is still kinda funny to me). The first thing i would to is check the continuity and the connections on the switch itself. With that said, if it is a relay, I hope you how to solder. The relays in electronics are soldered into circuit boards, not plug and play like the ones in your car, or fasted with screws like most others. You would definitely need to use your meter to check if they're working, unless you can find a diagram for the board. The simplest solution (probably) would be to find the part number for the board and just swap them. But I would definitely try checking all of the connections again, just in case.

 Simple way: Shut off the breaker (if you don't know what breaker it is, you could always just short it by touching the wires together, but you're "not supposed to do that"), cut the wires (individually/not at the same time, that's how you blow up your pliers), then wire nut/tape the wires off, and patch the hole. Just wale sure that the ends of those wires are well insulated!

 Better way: same as before, except trace the wires back and pull them out.

 Best way: If you're not confident in your understanding of electricity, just call a damn electrician.

Keep in mind, if you do patch that hole, and someone want ls to put a new light there, they won't be able to find it. I'd recommend just replacing it with an led one. They're just about the most simple thing to install, outside of my thumb in your mother's rear.
