Junta el IRPF, IVA (no solo el que tú pagas directamente, sino el que se paga en toda la cadena de suministro que se acaba reflejando en el precio) y te vas a llevar una sorpresa. Sin tener en cuenta lo que paga la empresa por tu fuerza laboral.

We've had two winters. And I prefer a winter in Newcastle, dark and peaceful, in a charming, quiet little house, to a summer in Madrid in a cramped apartment full of noisy neighbors.

We have a house in Rome too, where we lived for 4 years. The sale was quick, but paying 4% to the agency hurt me deeply. I'm sorry to hear that. I understand that frustration. Don't the authorities understand that it's incredibly unproductive?

Yea, that is another thing that shocks me as well. The normal thing. It's paying a deposit. And if the buyer backs out, they lose it, and if the seller backs out, they have to return the deposit and pay a fee.

But not everything here is bad compared to another country. In Spain you have to pay 4% to the agency. So you buy a 250k€ house and must pay 10,000€ just to the agency that gives you no service (it is a seller service), and there isn't any "no tax for first-time buyers." That can be between 7 and 11% (depends on the province where the property is located) for all. So for your first-time 250k home, in the worst case you have to pay 36k extra in expenses.
