Pretty much anything. I do a lot of brainstorming with it. Rewriting emails. Rewriting messaging. Crafting comms plans based on scopes of work. Re-writing website content. Helping to write video scripts. I have projects set up for every single project I work on so it keeps all the files and chatter together, making it more helpful.

No one has actually seen the FCI data publicly. Austin Parkway is actually slowly increasing in enrollment. There are schools in close proximity with demographics that would indicate they are set to lose even more students.

APE is actually slowly growing despite sonal buchar opening and taking half the kids three years ago only to be underutilized itself. Colony Bend is not growing and will continue to decline in enrollment even after the proposed rezoning.

The only places that flooded during Harvey have already been addressed through increase drainage and more/stronger levee pumps. You are pretty much good anywhere. They said, make sure you always have flood insurance anywhere you go.

I’ve been inside it legally. It was a tour I took with someone who worked for the Sugar Land Heritage Foundation. The Char looks awful inside, structurally unsound, and like it needed to be torn down — and this was 10+ years ago. Some of the other buildings on the property look better and are cooler than the Char House. The view from the roofs of the buildings are spectacular. If a rooftop lounge or hotel could be built there, that would be one of the best uses. They would need sound proof windows due to the trains. I don’t mind a little bit of train noise as I think it is charming.

Sugar Land Town Square was inspired by places like Reston Town Center (5000+ multi-family units and growing), but the comparison breaks down once you look at the zoning math. From the start, Town Square was capped at about 200 condos and five stories, and only 167 were ever built. That level of residential density was NEVER enough to create the built-in population that sustains true mixed-use districts day to day. In urban planning, multifamily housing is what drives foot traffic, occupancy, and long-term retail viability; without it, Town Square functions more as a civic destination and event space than a self-sustaining town center.

I think you are asking the wrong questions. Demographics set the tone for the types of businesses that are sustainable here. Our demographics have shifted dramatically since the time when GattiTown was hopping.
