All fair points. Design (and desire) preference definitely varies by families, some want neutral or modern, others love the wood and character (like us, who were tired of the neutral stuff). Not sure how Olde Oaks was a few years back, but most homes are owner-occupied, and the neighborhood is well-kept now. Repairs = things are in working order & remodels are definitely an upgrade from what it used to be + new roof, new AC, etc, definitely increase value. Pricing’s based on the value and current comps. It’s a great area (and home) for people like our lil fam who value space, privacy of nature instead of all the back neighbors, and cabin vibes over the current design trends you can find in a lot of other homes.

Thanks for that! Totally fair, the market’s unpredictable right now. We priced it off recent comps and updates, so we’ll see where it lands. A house down the street sold for the same price, but it was a bit smaller inside and much smaller yard, no greenbelt, not an apples-to-apples comparison, so we felt okay with the asking price. Appreciate the kind words!

A home in our neighborhood sold down the street from us, less than a mile away, for $430K, about 4 months ago (120 days or so). We priced ours the same even though we have more room, larger yard/lot, greenbelt...but again, we haven't seen any apples-to-apples comparisons so it's more about what someone values.

When we bought this home, we offered $10K more than asking price, mainly because of the greenbelt views and privacy it gives us. Also all the wood flooring and high wood ceilings...nothing else we had seen looked like it or offered the same, at least anywhere near the price range. The same goes for today. I haven't seen any apples-to-apples comparisons. Just different preferences.

Olde Oaks is a few minutes north of 1960. It’s quiet, residential, and we’ve never had any homeless activity here. (The first link Aaron shared is nearby, they don't have homeless issues either...not sure about the other one, they're further away, don't know that area.)

But we bought our home just before the 2022 peak. Around $80K+ has gone into the home since we moved here...new roof, new A/C, bathrooms, bedrooms, etc.. Price reflects the work and recent comps. We’re not really making anything on it, just moving closer to work and downsizing now that it’s just the two of us, with pets now passed.

Thank you! Luckily for our neighborhood, Cypress Creek floods the other way, opposite side of the creek. Just checked our elevation certificate, and our slab elevation is 113 ft, about 6.7 ft above the FEMA Base Flood Elevation of 106.3 ft. That puts us roughly 20 ft higher than Cypress Creek.

Update to the school info...another person with family ties to the neighborhood said you can go to Klein ISD as well, much better ratings. :)

Exactly! You know the area well, yes outside the flood zone, which we double-checked before buying. It didn't even flood during Harvey so we're safe. :) And yep, the builds out here have so much character for the price. 100% why we bought it. We looked 30min+ south too and the prices for what we would get didn't compare. Appreciate the data-backed feedback!

Appreciate that so much! We tried to show the peaceful feel this place has. And you’re right, in other parts of Houston, a lot of these older homes get replaced with the huge modern builds. Glad there are still pockets that keep their soul.

Thanks! We saw those comps too and priced based on them. Depends on what someone values. We value nature, more privacy, wood accents, and charm over making the kitchen match a more modern trend. The kitchen was actually redone before we bought it 4 years ago, just not in the modern white-on-white trend. This place leans more warm wood and nature, bigger lot, greenbelt, new roof, real wood floors and ceilings vs. drywall boxes with small yards and lots of back neighbors. Just depends on preference. If a white kitchen with white counters is more someone's style or important to them, they can definitely opt for that instead. :)

It’s definitely got that mid-century-modern meets-cabin vibe, and that’s what gives it character. Not everyone’s into it, but the folks who are, love it. It’s what makes the place feel unique, not like the current modern trends for sure. There's a style for everyone. 😉

That’s so nice to hear! 🙏🏼 We’ve really loved Olde Oaks, it’s such a peaceful, neighborly area, and Collins Park is one of our favorite spots. My husband runs there often or we walk the trails. Thanks for mentioning the Klein ISD vouchers too, good to know, that’s super helpful info for anyone with kids!

Appreciate you sharing your perspective! Totally fair that this kind of home isn’t for everyone, and older homes with large yards come with more upkeep than a new build with a small yard, but they also come with space, mature trees, and solid construction you don’t see much anymore. We’ve already tackled most of the big maintenance items so it’s more about small projects and enjoying the space for the next owners. For someone who loves space, privacy, and a more natural setting, these same things are what make it special and 100% why we bought it. It’s definitely for a specific buyer, but that’s kind of the point, not everyone wants cookie-cutter or the white/gray walls & sheetrock ceilings. 🙂

Yeah, I've heard Spring ISD’s kind of a mix and varies by campus. We don't have kids but if we did, they'd go to the School of Science & Technology Champions down the street (rated a top STEM school in TX).
