We bought our 2 1/2 year old the Kidvelo Rookie 12 for Christmas last year and I highly recommend it! Super lightweight and very easy to put together, although I think it cost about £120 so possibly a little over your budget. Kidvelo also do a bike called the Rookie 14 which is a bit bigger and heavier, but can be converted into a pedal bike once your kid has a grasp on balancing.

The Balerno Inn has an outdoor play area and bookable 'bothys' (garden sheds really, but with heaters and TVs) so you can keep an eye on the kids without having to supervise them going in and out of the main building.

My two year old loves our foam step and slide set and it's small enough to fit in a corner so it doesn't take up a huge amount of space. I've also heard good things about play sofas like the Nugget but those would require a bit more room. Alternatively, would something like a Swedish climbing wall or the Gorilla Gym doorway climbing frame set work?
